ST9905-ES031006Craig Stovall Fellowship of Las Colinas 2450 S.H. 121 South Grapevine, Texas 76051 COl'FELL October 6, 2003 RE: Bethel Road l / Project ti ST 99-05 Parcel 1 - Right-of-Way Parcel 1E -Temporary Construction Easement Dear Mr. Stovall: This letter is a follow-up to my August 11, 2003 letter concerning the acquisition of right-of-way from your property located along Bethel Road. The Fellowship of Las Colinas is owner of what is shown as Parcel I on the construction plans for the Bethel Road improvements. In order to construct the improvements, it will be necessary to acquire right-of-way and a temporary construction easement from Parcel 1. The right-of-way and temporary construction easement are contiguous with the existing right- of-way along the south property line of Parcel 1. The City of Coppell is offering $1.00 per square foot for the permanent right-of-way and $0.25 per square foot for the temporary construction easement. Temporary construction easements are typically acquired at one-fourth the value of right-of-way. These easements are not filed with Dallas County and will expire upon completion of the project by the City. This letter constitutes an offer from the City of Coppell for the acquisition of the right-of-way and the temporary construction easement as follows: 1. Acquisition of permanent right-of-way at $1.00/sq. ft. x 21,934 sq. ft. $ 21,934.00 2. Acquisition of temporary construction easement at $0.25/sq. ft. x 6,780 sq. ft. $1,695.00 Total $ 23,629.00 Construction is scheduled to start in April 2004 and we need to acquire the necessary right-of-way as soon as possible. Enclosed are copies of the right-of-way and temporary construction easement documents. If the above offer is acceptable, please sign below and return to this office. Once the letter is received, the process for payment of the $23,629.00 can start. When the check is ready we can arrange a mutually agreeable time to meet and notarize the documents in exchange for the check.
