THAT, FELLOWSHIP OF LAS COLINAS, known herein as GRANTOR, iii
consideration of the sum of Ten and No/100 Dollars ($10.00) and other good and valuable
consideration paid by the Ci~ of Coppell, Texas, a municipal corporation of Dallas County,
Texas, receipt of which is hereby acknowledged, does hereby grant, bargain, and convey to said
Ci~ (GRANTEE), it successors and assigns, a permanent right-of-way and the right to construct,
reconstruct and perpetually maintain a public street and/or drainage facilities and utilities, together
with all necessary appurtenances thereto, and with the right and privilege at any and all times, to
enter said permanent right-of-way, or any part thereof, as is necessary to the proper use of any other
right granted hereto, and for the purpose of constructing, reconstructing and maintaining said public
street and/or drainage facilities and utilities, and for making connections therewith, in, upon and
across said permanent right-of-way.
Said easement strip being described in Exhibits "A" and "B" (Parcel 1) attached hereto and
made a part hereof for all purposes.
TO HAVE AND TO HOLD unto the City of Coppell, Texas, its successors or assigns for
the purposes aforesaid, the premises above described.

Being 0.504 acm tract of land, more or less, situated in County of Dallas, State of Texas,
and being out of the J. Gibson Survey, Abstract No. 1716, and being a portion of that
certain 159.788 acre tract of land conveyed by Resolution Trust Corporation, as Receiver
for San Antonio Savings Association, F.A. to Fellowship of Las Colinas by deed
recorded in Volume 94091, Page 01680, of the Deed Records of Dallas County, Texas,
which 0.504 acre tract of land is more particularly described as follows:
COMMENCING at a V2" iron rod found in the existing North right-of-way line of
Bethel Road, common to the South line of said 159.788 acre tract of land, said 1/2 inch
iron rod also being an interior corner of said 159.788 acre tract of land;
THENCE, North 89° 43' 08" East, along said common existing North right-of-way line
of Bethel Road and the South line of said 159.788 acre tract, a distance of 407.15 feet to a
point for the Southwest corner of the proposed right-of-way line of Bethel Road, said
point being on the approximate common line of Dallas and Tarrant Counties from which
a DFW Monument found on the said approximate line bears South 00° 12' 05" West,
58.82 feet and said Southwest comer being the POINT OF BEGINNING
THENCE, North 00° 12' 05" East, departing said existing North right-of-way line of
Bethel Road and across said 159.788 acre tract, a distance of 31.10 feet to a 5/8" iron rod
with plastic cap stamped "Transystems Corporation" set for Northwest corner of said
proposed right-of-way line of Bethel Road;
THENCE, North 89° 30' 34" East, continuing across said 159.788 acre tract, a distance
of 678.14 feet to a 5/8" iron rod with plastic cap stamped "Transystems Corporation" set
for Northeast corner of said proposed right-of-way line of Bethel Road, said comer also
being in the East line of said 159.788 acre tract, common with the East line of said J.
Gibson Survey, Abstract No. 1716 and the West line of the William K. Payne Survey,
Abstract No. 1140;
THENCE, South 00° 43' 28" East, along said common East line of said 159.788 acre
tract, East line of said J. Gibson Survey, Abstract No. 586, and West line of said William
K. Payne Survey, Abstract No. 1140, a distance of 33.57 feet to a 1/2" iron rod found for
the Southeast corner of said 159.788 acre tract, said 1/2 inch iron rod also lying in the
said existing North right-of-way line of Bethel Road;
THENCE, South 89° 43' 08" West, continuing along said existing North right-of-way
line of Bethel Road, a distance of 678.66 feet to the POINT OF BEGINNING and
containing 21,934 square feet or 0.504 acre of land..
