Dear Mr. Yancey:
We are in receipt of your letter and survey of spot elevations on the south side of your
building, and we have some concerns over existing site conditions. Our inspector visited
the site yesterday, May 17th and observed that not only are the grades inconsistent with
the as-built plans provided by Dowdey, Anderson & Associates, but the 12" HPDE storm
drainage system that was designed to collect the roof drains does not appear to be in
place. It is shown on the as-built plans, however, the roof drains empty directly into the
courtyard. The volume of water being directed onto the adjacent property is significant.
You will now be required to either engineer a way to collect the water and get it to the
appropriate place, or go back and install the 12" HDPE storm sewer system. Also, a swale
needs to be created within the landscaped area to direct the flow from the courtyard into
your parking area and inlet as designed.
Please have your engineer provide documentation on what is to be done to correct this
situation. If the HDPE pipe is not constructed, the as-builts will need to be corrected to
show the ultimate solution that was designed and constructed to direct water away from the
adjacent property. If you have any questions or comments, please feel free to call me.

Dear Ken:
The final grades for The Mercantile Phase One are different from those submitted to the City
when we planned and permitted the project. Before we release the general contractor, we want to
make sure the as-built grades do not adversely affect development of the tract south of the
building.
We want to do whatever the City desires to ensure that our project falls within whatever
tolerances are permitted. The as-built topographic survey is attached for your review.
If the site needs to be corrected, please let me know. I apologize for this situation and appreciate
your time looking at the issue.
