Box 478 Coppeli, TX 75019-4409 Re: Proposed Free Left Turn Lane, Denton Tap Road south of SH 121 Bypass to the 9 acre Commercial Tract located on the southeast corner of the SH 121 Bypass and Denton Tap in Coppell, Texas Dear Mr. Griffin: The City of Coppell is hereby advised that Centex Development Company ("CDC") will be financially responsible for the incremental costs of including the above referenced turn lane with the Denton Tap roadway improvements currently under construction by the city of Coppell or its contractors. I understand that the work would be included as a change order to the current contract. A preliminary cost estimate by Bill Anderson with Dowdey, Anderson & Associates, Inc. places our portion of the cost at approximately $14,00O. It is our understanding that Beal Mortgage, Inc. ("BMI"), the owner of the property across Denton Tap from our site, will be allowed to construct a tree left turn lane into its site. Such costs for that turn lane is to be borne by BMI. Any common costs for the construction of both turn lanes will be shared equally by BMI and CDC. Please call me if this letter is not sufficient for your requirements to approve the inclusion of this project in the Denton Tap construction.
