Dear Mr. Wainscott:
Letters dated December 22, 2003, March 1, 2004 and April 6, 2004 from the City of Coppell notified
you regarding certain deficiencies on the above referenced property. The cleanup of construction
debris has not been done to the satisfaction of the City of Coppell. Removal of the temporary roll-off
dumpster has been noted, however a large pile of loose debris remains in the center of the lot north of
the building. This unsightly condition must be remedied immediately. Also, as mentioned in previous
letters, because of the delayed time period since construction of underground utilities, the water lines
will need to be re-tested (yellow copy submitted to Engineering) in order to be accepted.
In addition to the debris and waterline issues noted above, a standing water problem exists on the lot(s)
and should be addressed prior to mosquito season for the protection of residents in the immediate area.
Also, the valve stand needs to be repaired and a valve pad still needs to be constructed per the
approved construction plan. For your information, the maintenance period for this property as
specified in the Subdivision Ordinance begins on the date of Final Acceptance. The Engineering
Department has not accepted the public improvements on this project and cannot sign off on a
Certificate of Occupancy until such time as the improvements are complete.
I urge you to let me know when these deficiencies will be remedied. These issues have been ongoing
for approximately six months on this very visible tract; allowing them to linger unfinished reflects
