RE: SH 121 Water Line (Coppell Road to Denton Tap Road) Project # WA 01-01
Dear Mr. Pittman:
This letter ~s written as a follow-up to my letter of April 14, 2004 concerning the City of Coppell's need to
obtain a utility easement from property currently owned by Second Century Investments Denton Tap, Ltd. The
property in question is noted on the tax rolls as Tract 1.3 out of the Clarinda Squires Abstract 1327, page 155
(address 500 North Denton Tap Road).
The City is currently in the process of completing the design of a 12" ~vater line that would loop the xvater
supply along the northxvest quadrant of the City of Coppell. Because of some existing utilities within the
TxDOT right-of-way, it is necessary Inr the City of Coppell to obtain an easement from your property.
The property to the west of you, Magnolia Park, dedicated a 15-foot utility easement when they platted their
property for the future construction of this water line. The 15-foot utility easement would be adjacent to the
S.H. 121 right-of-way. The 15-foot utility easement would have limited impact upon future development of the
property as typically required setbacks, landscaped areas, etc. are allowed within the utility easements.
I did authorize our consultant to prepare necessary documents for the acquisition of the easement. Included with
this letter is a copy of the field note description and an exhibit showing the location of the easement. Again, the
easement would be adjacent to the existing SH. 121 and would connect to an existing 15-foot utility easement
in the Magnolia Park subdivision and existing 20-foot utility easement in the Community Credit addition.
Please respond to my request as to what is necessary fur the City of Coppell to acqmre this 15-foot utility
easement so that we can proceed with the final design of the water line.
