PART 1
Being a 0.017 of an acre tract of land situated in the J. Moore Survey, Abstract No. 968,
Dallas County, Texas, and being a portion of Lot 2 Tract 1 of the Four Seasons Addition as
it appears upon the map recorded in Volume 99241, Page 196, Plat Records of Dallas
County, Texas, said 0.017 of an acre tract of land being more particularly described by
metes and bounds as follows:
Commencing at a 1/2 inch iron rod found for the north terminus of the line described in the
Boundary Line Agreement recorded in Volume 88207, Page 2893 of the said Deed
Records and then run South 00°26'17" East along the said boundary line, 60.00 feet to the
place of beginning of the tract being described;
Thence South 00°26'17'' East, continuing along said boundary line, a distance of 25.00
feet;
Thence South 89°44'17" West, a distance of 30.08 feet;
Thence North 00015'43" West, a distance of 25.00 feet;
Thence North 89°44'17'' East, a distance of 30.00 feet to the place of beginning and
containing 0.017 of an acre of land, more or less.

Being a 0.010 of an acre tract of land situated in the J. Moore Survey, Abstract No. 968,
Dallas County, Texas, and being a portion of Lot 2 Tract 1 of the Four Seasons Addition as
it appears upon the map recorded in Volume 99241, Page 196, Map Records of Dallas
County, Texas, said 0.010 of an acre tract of land being more particularly described by
metes and bounds as follows:
Commencing at a 1/2 inch iron rod found for the north terminus of the line described in the
Boundary Line Agreement recorded in Volume 88207, Page 2893 of the said Deed
Records and then run South 00°26'17" East along the said boundary line, 60.00 feet to the
northeast corner of said Lot 2 and the south line of Sandy Lake Road, continuing along the
north line of said Lot 2 and the said south line of Sandy Lake Road, South 89°44'17'' West
291.09 feet, South 00° 15'43" East 10.00 feet and South 89°44'17" West 235.05 feet to the
place of beginning of the tract being described.
Thence North 89°44'17'' East, a distance of 30.00 feet;
Thence South 00°11'44" East, a distance of 15.00 feet;
Thence South 89°44'17" West, a distance of 30.00 feet;
Thence North 00°11'44" West, a distance of 15.00 feet to the place of beginning and
containing 0.010 of an acre of land, more or less.
