In summary: · The decel lane at the western entry into Lot 1 has been deleted. · Decel lanes at the center entrance between Lot 1 and Lot 2, and at the east entrance between Lot 2 and Lot 3 are required. However, Coppell's design criteria differs from TxD©T's. The dimensions of both decel lanes should be 100' of storage and 100' of transition for a total length of 200'. · Also, since we are Platting all of Lots 1-7, although we have not previously shown the decel lane off of MacArthur on prior Plat submittals and no Staff comments were received regarding same, this turn lane is a requirement of the PD, and therefore should also be dedicated on the Plat. Dave Littleton, please revise the Plat based upon these changes. ASAP please send an electronic copy of the revised Plat to GFF and SMR. Brian, Brian, and Rick, please revise the site plan and landscape plans to reflect the inclusion of the Phase I turn lane. Please note that all changes need to be accomplished (both hard copy and digital format) in time to meet the submittal deadline of noon Tuesday the 8th. Ken, if the above comments differ in any way from our conversation this afternoon, please notify me immediately. Thanks.
