Dowdey, Anderson & Associates, Inc. 5225 Village Creek Drive, Suite 200 Piano, ~ / RE/Town Center Addition, Lot 2, Block 3 (Village at Town Center) ~, Construction Plan Reviex~Comments Dear Mr. Caruthers: The City of Coppell has reviewed the referenced plans and has the following comments to offer: Plat - 1. The 25' x 25' utility easement for the utility vault is not shown on the plat. I spoke with the Planning Department and they indicated that a Minor Amending Plat could be administratively approved to add this easement. Please contact that department for information on that procedure. Water & Sanitary Sewer Plan - 1. After discussions with the Fire Marshal and the City Engineer, the locations of the fire hydrants on this site are acceptable as shown. The Northern most hydrant should be reconfigued to feed off the private side of the meter vault as shown in the marked up plans. Please make the necessary changes as indicated above. The City requires these marked-up plans and three sets of revised plans to be kept for its use. Submit the additional number of revised sets you need stamped for your use and contractor/subcontractor use. Contractors must have a stamped set of construction drawings on the job site at all times. At this point in order to proceed with plan approval and permit issuance, ensure that all impact and inspection fees are paid. Construction inspection fees are calculated at 2% of contract cost for private work and 4% of contract cost for work in the public right-of-way. Page Three of the Construction Development Permit form is a spreadsheet for your convenience in showing those costs, but you should also provide copies of the contracts showing the proposed costs. If you have any questions, please contact this office at your convenience. Sincerely, Keith R. Marvin, P.E.
