approximately 22 acres of property located south of Lake Vista Drive, east
of MacArthur Blvd., at the request of Wakeland Property Company.

Site Plan -
1. No parking will be allowed within the right-of-way. All offstreet parking shall be on an
HOA maintained lot.
2. Name the medians shown in the street at both entrances on Lake Vista Drive with the
designation "Lot X", owned and maintained by the HOA.
3. The waterline needs to be adequately looped. There are several areas where the flow is
through a single 8" waterline.
4. Explain the purpose of the 10' utility easement reservation along the rear of the site.

Site Plan
1. Verify that the proposed 8" waterline is adequate to serve the fire flow demand for the entire
development.
2. Verify the location of the existing stub-outs you plan to tie into.
3. Install need to have a valve between the two connections on the 12" main on the west side of
MacArthur Blvd.
4. Show fire hydrants on this site plan with appropriate spacing.
5. Verify the location and capacity of the stub-out for the sanitary sewer line.
6. The sewer line in all cases needs to end in a manhole rather than a clean-out.
7. Street light locations shown here are subject to review and approval by Oncor Electric/TXU.

Preliminary Paving Plan -
1. Ensure all finish floor elevations are a minimum of 2 feet above the existing 100-year water
surface or 1 foot above the ultimate water surface, whichever is higher.
2. All parking shown within public right-of-way needs to be located outside of ROW on
adjacent HOA-owned and maintained property.
3. All access to and fi.om Lake Vista Drive needs to be coordinated with the City of Lewisville,
as it is a Lewisville owned and maintained street.
Preliminary Water & Sewer Plan Sheet-
1. We need easements to cover the sewer line and water line as it crosses through Lot 1X on the
property.
General Note -
1. Provide utility easements on all lots where water & sewer lines cross the lot.
2. Waterline needs to be sufficiently looped to provide continuous service in the event of an
outage in any particular area.
Preliminary Drainage Plan -
1. You need permission from City of Lewisville to tie into their storm sewer line in their street
(Lake Vista Drive). Also, permission must be obtained to discharge surface flow into their
street.
2. We need a letter for our file fi.om the City of Lewisville to the developer stating that
permission is granted to use storm sewer lines and drain to the street, and to cut the street to
access those storm sewer lines. Repair of Lake Vista Drive will need to be done in
accordance with City of Lewisville standards.

Preliminary Paving Plan -
1. The visibility at the end of the alleys on the south side needs to be taken into consideration
with the common area.
2. The alley section shown needs to have a minimum 6" lime stabilized subgrade beneath it.
The paving section needs to be a minimum 6", not 4" as indicated.
3. Typical parking space is 9'x 19', not 9'x 18' as shown.
4. Build sidewalk adjacent to MacArthur and Lake Vista.
Preliminary Water & Sewer Plan Sheet-
1. The 8" waterline may not be adequate to serve a property with this density as far as fire flow
requirements are concerned.
2. Verify the existence of or put in a valve between the two feeds.
General Note -
1. End the 8" sanitary sewer line in a manhole.
2. Verify the location and elevation of the water & sewer stub-outs to make sure they are able to
serve the property.
Preliminary Drainage Plan -
1. This plan should include a table of drainage areas.
