Driveway spacing shown adjacent to SH 121 needs to be reviewed and approved by TxDOT and a deceleration lane is needed to serve those driveways. Site Plan - 1. There is a limit of construction line shown; will anything be constructed with this phase on the other side of this limit line? Specifically, I have questions regarding the extension of underground utilities to that property. Gri~n, P.E., Dir. of En~ine COMMENT STATUS: ,/PRELIMINARY ~rin~/Public Works 972/304-3686 Final Plat - 1. We need a 25' x 25' easement for the water vault adjacent to SH 121. 2. There is no mutual access shown spanning the line between Lot 1 and Lot 2, yet the Site Plan shows a driveway. 3. Provide right-of-way for deceleration lanes. You are showing to abandon the existing right- of-way for the deceleration lanes, but you are not showing a rededication for the new deceleration lanes. 4. Driveways on SH 121 and at least the first driveway on MacArthur Blvd. are within the limits of the City of Lewisville and/or TxDOT right-of-way. The plans for the driveways will also need to be reviewed and approved by those two entities. 5. A 25' x 25' easement will be needed on Lot 5 for the future fire vault. 6. Several areas show "limits ofmntual access." How do you intend to keep the fire lane open but prevent access across these lots? Preliminary Water & Wastewater Layout - 1. The 10" detector check adjacent to SH 121 needs to be located within an easement and is to be shown on the plat. 2. The 8" detector check adjacent to Forest Hill Drive appears to be in an easement, verify that the proposed location is correct. Preliminary Drainage Layout - 1. TxDOT and/or City of Lewisville needs to review and accept the proposal to tie into the existing culvert within the TxDOT right-of-way. 2. Show calculations on the downstream system. If that system is inadequate to collect the 100- year storm event, onsite detention may be required. Additional comments may be forthcoming during the full engineering review. On the second sheet where future construction is indicated - ensure that all services and/or hydrants are on City of Coppell waterlines not on Lewisville lines. There are parallel lines in that area belonging to each city. Is there anything on this sheet that will be built with this phase of construction? Preliminary Drainage Layout - I. Provide a table of drainage areas and a drainage map showing the offsite drainage.
