Central Expressway, Suite 1000 Dallas, TX 75206 Duke-Freeport Addition Lots 6 & 7, Block A Construction Plan Review Comments Dear Mr. Evans: The City of Coppell has reviewed the referenced plans and has the following comments to offer: Sheet SP~I (Detailed Site Plan) - 1. The site plan shows the construction of left turn lane from southbound Freeport Parkway into the existing drive serving the Freeport X facility. The remaining plans do not show this construction. Please clarify this discrepancy. The city would prefer that both turn lanes be constructed at this time. 2. It appears that there is a light pole that will need to be relocated due to the construction of this median opening. That will be the responsibility of the developer, and should be indicated on the plans. 3. Ensure that there is adequate visibility at the proposed median opening. 4. No information is provided on landscaping or irrigation facilitics to be removed and or replaced. Sheet C2.0 (Grading Plan) - 1. Include details for the retaining wall on thc southern property line. 2. Ensure the area between your eastern property line and the existing parking area for the adjacent Lot 5, Block A can drain properly. Sheet C2.1 (Grading Plan) - 1. This sheet needs to have more detail for the grading. Provide additional spot elevations throughout the parking arca and the proposed turn lane and median opening. 2. The northern most drive indicates approximately 65 feet of the drive draining to the street. This water needs to be picked up on site. There is a 24" RCP stubbed out to this location that can be used for that purpose. 3. The drive adjacent to the median opening appears to be l:airly steep as it approaches the street. Provide rip-rap slope protection around the out fall of your three drainage lines. Sheet C3.2 (Drainage Area Map) - 1. Show all drainage areas within your site, and include where they discharge to in the table. 2. If any off-site drainage currently enters the site, it should also be included on this sheet. Sheet C3.3 (Storm Sewer Profile) - 1. Include the profile of the Detention Basin at the discharge of each line. 2. Provide rip-rap for slope stabilization around each of the outfalls. 3. Include the water line crossings in the storm sewer profiles. Provide a concrete cradle over the water line where necessary. 4. Include a profile of line 2.0. Sheet C4.0 (Water & SanitaD' Sewer Plan) - 1. Provide an agreement between property owners, that would be binding on a new property o~vner in the event of the sale of one of these properties, that all parties understand and agree to the use of a shared private water system for fire protection. The agreement should specifically address the expense of maintaining the system, and any cost sharing for the water bills. 2. Provide some assurance that the 8" water line will be adequate to serve the fire flow requirements of all three of these buildings. 3. Include the layout of the pipes that serve the FDC for each building. 4. Ensure that all FDC connections are properly marked with the address of the building that they serve. Include any modifications that may be necessary to ensure that the FDC serving the existing Uline property is properly marked. 5. Provide adequate information for installation of all hydrants, valves, etc. 6. Check with the plumbing code to ensure an adequate number ofcleanouts are provided along the private sewer service. Sheet C5.0 (Paving Plan) - 1. Include in the legend the symbol for the stamped concrete and/or brick pavers to be used. 2. Provide a letter requesting a variance to the pavement requirements, or provide lime- stabilized subgrade as required under the ordinance. Sheet C6.0 (Erosion Control Plan) 1. Provide a copy of the filed NOI prior to beginning construction. 2. Comply with all TCEQ rcquirements as related to erosion control. Once the necessary corrections have been made, please return this marked-up set and two sets of revised plans to the City for review.
