The proposed curb elevation at this point is 512.66. It looks like the proposed profile of McNear Dr is about 2.5' above this point. Looking at their plans, it looks like they are filling where the road approaches Coppell Rd so that they match the existing elevation and maintain a constant grade to the east end of their road. After looking at both sets of plans, I may have figured something out. In our paving plans we were designing around the three existing driveways between Sta 10+50 and 13+00. It looks like all of these are being removed as part of the Old Coppell Townhomes development and being replaced by McNear Drive. I can adjust some of the vertical alignment and drainage design to allow the road to be a little higher at the proposed intersection with McNear Drive. I can raise the curb elevation of Coppell Rd to about 513.44. That still leaves a difference of about 1.6' between the two roads. It's possible that a high point could be constructed in McNear Dr at about Sta 0+50 and then the road would slope down (about 5%) to the future grade of Coppell Rd. At the edge of the brick pavers, a temporary driveway could be constructed to connect to the existing Coppell Rd. The driveway would then be replaced when Coppell Rd is reconstructed next year. The other thing I would suggest is to move the brick pavers 5' back from the property line to allow for some extra room during the Coppell Rd construction. If something like this could be worked out, it would prevent the City from having to replace the pavers and a lot of extra pavement. The inspector for that project needs the plan/profile sheet for Coppell Road in the area of the town homes. The plans we have do not show the drives into the development. Have you updated the plan/profile sheet and if so, could ] get an electronic copy. The inspector does not want to have to tear anything out when Coppell Road is constructed.
