We are in contact with Ms. Cada Bates at TxDO T regarding driveway location and permitting requirements. A drainage easement on the west of property does not match plat. Easement corrected to read Oncor 15' Easement. Fire Admin. (Tim Cares) 2. 3. 4. 5. 6. 7. Relocate fire lane away from collapse zone on south end of building. The fire lane has been moved. (See plans) Relocate FH along south side of building. The fire hydrant has also been moved. (See plan) Indicate turning radius for fire lane. There is a note added to the plat showing typical turning radius and refers to the table on the plan. Indicate the fire department connection location. Fire Department connection has been added. Three separate water feeds to the building are not necessary. The connection on the southwest corner has been eliminated. (See plan) New 8-inch fire service needs to be hydraulically calculated. We will forward information to fire sprinkler engineer for hydraulic computations. Connect the 8-inch water lines on the south side of building. The lines have been connected. May need to consider a mutual access entrance for property to the north. See note I above, 2. The same thing is true for the southwest entrance to Sandy Lake Road. Requested median opening location has been forwarded to Teague Nail and Perkins, and City of Coppell. 3. Sandy Lake Road does not have a 50' right-of-way showing present condition. The present right-of-way is now shown to be 110'. 4. Show dimensions of the drainage easement that was dedicated by separate instrument on the plat. The dimensions are now shown on the plan. 5. The public water lines should be in an easement. The lines are now shown to be in easements. 6. We request a copy of the 50' mutual access easement. We have requested these documents from the Owner. 7. Is the fire lane easement you are dedicated on the adjacent property also addressed in the mutual access easement? We will determine if this needs to be added to the mutual access easements. 8. There is another line shown on the adjacent property that goes up to a point and ends. That line was a stray line and has been deleted. 9. We need to have for our files some type of easement or agreement on the drainage situation. This has been addressed with the Owner of the other property and in discussion with Ken Griffin. Preliminary Grading Plan 1. Drainage plan needs to show offsite drainage in a few places. There were two spots to the west that are now shown as a part of the drainage map. 2. What is the limit of the offsite drainage channel construction on the property to the east? The channel section will be designed to match grade at the east property line. 3. Provide a table of drainage areas and discharge points. There are now two tables with the information needed. 4. Will the two 8'by 4' box culvert under the driveway be adequate to convey the drainage? Preliminary calculations show it can handle the flow and has a hydraulic head of 6. 65 ft. Show valve spacing with in your fire line not to exceed 500ft. The valve spacing is now shown on the plan. 2. All vault, meters and public lines shall be within a utility easement. Easements have been added to the plans around the meters and vaults. In all cases where you have a fire vault and a domestic meter a valve should be installed between them. Valves have been added where needed. 4. Proposed sanitary sewer needed to tie into the line in Sandy Lake Road. We have coordinated the current location with adjacent property Owner. 5. There is an area to the south end of the building with 300' of water line missing. That line has been added to the plans. 6. Something is shown adjacent to the fire service that is unidentifiable. That is the transformer pad and is made clearer in the plans. 7. Private water line size will be evaluated at plan submittal. Acknowledged. Fire Admin. (Tim Oates) 1. Relocate fire lane easement on south side. The fire lane easement had been changed. Planning Department (Marcie Diamond) Rectify the inconsistencies of the locations and types of easements along the western and southern property lines as indicated. The plans have been changed so that they reflect the same information. 2. Indicate the filing information for all easements. Changes have been made. 3. Add Volume __ and Page __ to add the recording information for this plat. The volume and page has been added. 4. Correct the zoning on the adjacent property to the South as PD-194 LI.
