1.550 acres of property located along the east side of Denton Tap Road,
approximately 300-feet south of S.H. 121, at the request of John Blacker,

Plat -
1. Provide a copy of the easement documents for "12-foot Mutual Access Easement" on
adjacent property.
2. The easement provided adjacent to the Denton Tap right-of-way needs to be labeled
"Sidewalk and Utility Easement" rather than "Water Easement."
3. Ensure that the above noted easement is wide enough to cover the entire sidewalk.
4. Remove the water easements on the existing waterline and proposed hydrant. Those items
are private and will be maintained by the property owner.
Grading & Drainage -
1. Show all drainage areas, including off-site drainage.
2. Provide table of drainage areas.
3. Ensure drainage from the south is still able to reach the existing inlet.
Utility Plan -
1. Domestic and irrigation taps should be offthe water main in Denton Tap, not off the fire line.
2. Provide a cleanout on the sewer line within the 20' easement.
3. Check fire hydrant locations and spacing with the Fire Marshal.
4. End the public water adjacent to Denton Tap with a blow-off valve or fire hydrant.

the easement for our files.
2. The site plan shows access going south at the eastern edge of the property. How much of that
will be constructed with this project?
