Dowdey, Anderson & Associates 5225 Village Creek Dr, Suite 200 Plano TX 75093 August 4, 2004 RE: The Mercantile Addition, Lot 2 Block A Construction Plan Review Comments Dear Mr. Caruthers: The City of Coppell has reviewed the referenced plans and has the following conunents to offer: Water & Sewer Plan - 1. Construct a 4' diameter manhole on the existing sewer line where the new line ties in. 2. It doesn't appear that your proposed hydrant spacing will meet the requirements along the fire lane. 3. The water layout shown on this sheet does not match the layout shown on the preliminary plans for this development submitted in December 2002. That plan shows a looped line around the back of this building looping into the line for the existing building (Lot 1). Revise this water layout to reflect the same layout approved on the previous plan. Please make the necessary changes as indicated above. The City requires these marked-up plans and three sets of revised plans to be kept for its use. Submit the additional number of revised sets you need stamped for your use and contractor/subcontractor use. Contractors must have a stamped set of construction drawings on the job site at all times. At this point in order to proceed with permit issuance, ensure that all impact and inspection fees are paid. Construction inspection fees are calculated at 2% of contract cost for private work and 4% of contract cost for work in the public right-of-way. Page Three of the Construction Development Permit form is a spreadsheet for your convenience in showing those costs, but you should also provide copies of the contracts showing the proposed costs.
