I have spoken to Duke with regards to the request of installing the left turn lane associated with the southbound traffic on Freeport Parkway. Duke has requested that a "no left turn" sign be installed in the opposite median rather than constructing the lane. The Civil Plans has been modified to show the installation of this sign. Sheet C2.0- 1. The retaining wall located on the southern side of the project (adjacent to the existing detention pond) will consist of either a dry stack (Pavestone) type wall or block wall consistent with the wall that was constructed south of Uline(the building to the east of this project. As this wall is less than 4.0 feet in height, engineering design is not required. Duke will contract with a wall building company to install this wall. Submittals to the City can be made available once this has happened. 2. PKCE has reviewed the proposed grading between Lot 5,6 and 7 and does not believe that storm water will be "dammed" between properties. Sheet C2.1 1. PKCE has reviewed this request and asks that the City reconsider. Upon further analysis, the contributing area that will "sheet flow" from the site into the street will consist of 0.03 acres. This equals apprex 0.25 cfs for the 100-year storm. Historically the City of Coppell allows a maximum of 2.0 cfs to discharge from on-site into the street. Therefore, the expense of installing a curb inlet does not seemed to be justified. Your reconsideration of this request would be appreciated. Sheet C4.0 1. An agreement associated with the shared fire service will be made available to the City of Coppell, as requested. 2. I have reconfirmed with the design engineer for Fire Protection (Alan Jones with Texas Sprinkler) that this design will be adequate for fire service to the proposed buildings. A letter or e-mail from the design engineer to the City can be made available if requested. 3. The layout of the proposed FDC's has been revised as requested. Each building will have its own FDC and both will be connected to the buildings fire protection systems now. Although the larger building will not have a pump at this time, its associated FDC will be connoted. Both FDC's have been relocated to approximately the middle of each building as to not add confusion to which building it will be servicing. 4. Refer to response 3. 5. Although the recent plans received by the City of Coppell does not address this comment. PKCE will make available the City a revised Sheet that incorporates this comment. 6. Duke will prepare a letter as requested. Sheet C5.1 1. A written pavement variance request will be prepared and will be delivered to the City at the Pre-Construction Meeting. 2. The hatching has been modified to indicate three(3) different types of pavement to be used on this project. These three types are consistent with what is shown in the legend. 3. Paving General Note #6 has been modified to reflect a "full depth" saw cut, as requested. Sheet C5.1 1. Plans have been modified to reflect stamped concrete rather than brick pavers 2. A construction note has been added to the plan that calls out for the contractor to coordinate with the franchise utility provider as well as the City of Coppell on the relocation of the existing light standard.
