RE: Brighton Manor
Dear Rodney:
The City of Coppell has recently completed a walk-thru for the improvements in the referenced
project. Below is a partial list items that must be addressed prior to final acceptance:
1. As-builts/record drawings to be provided from engineer of record.
2. Utility maintenance bond for 50% of contract for 2 year's duration from the date of
acceptance by the City.
3. Erosion control bond or escrow money equal to 100% of erosion control installations for a
period of time that may exceed two years.
4. Resolve concerns brought out in previous meetings regarding surface water on project.
5. There is a conflict with the proposed sidewalk adjacent to SW corner on Samuel Blvd.
(Meadows Section 5) i.e. power pole and Verizon facilities. Please provide in writing how
this conflict will be resolved.
6. Provide an additional sidewalk in the plans for the landscape and wall in the common area
parallel to Hood St. and MacArthur Blvd. (between Lot A2 and C10).
7. The storm drain system that was installed on this project had failures occur where debris and
silt entered the system. Provide televising of the underground for our review and your
possible correction.
8. ADA ramps do not appear to meet the current federal requirements regarding slope. Please
bring them into compliance.
9. Provide certification letter for lot elevations.
10. Provide certification letter for paving elevations.
11. See attached punchlist from Utility Dept. personnel
Thank you for your cooperation during the construction of this project. If you have any
