Utility Easement
Dear Mr. Pittman:
This letter is a follow-up to our telephone conversation on July 27, 2004 regarding the city's need
for a utility easement on property that is owned by Second Century Investments Denton Tap, Ltd.
You requested additional information about the proposed water line and its potential benefits to
your property.
The proposed 12-inch water line begins at thc intersection of Coppell Road and S.H. 121 and
generally runs along the south right-of-way line of S. H. 121 to west of Denton Tap Road.
Construction of this segment of water line will satis~, the city's requirements for water
circulation and supply as determined by the Water System Master Plan. Future development of
your property will have the option of connecting to the 12-inch water line within the limits of the
parcel. Without the 12-inch water line, future development would have to install the water line
necessary to connect to the existing 8-inch water linc located on the west property line or the
existing 12-inch plug located on thc east property line. The attached exhibit shows thc location of
the existing and proposed water lines and thc existing and proposed utility easements.
The city is agreeable to paying for the utility eascmcnt. Please contact Ken Griffin, Director of
