Site Plan -
1. Driveway locations and spacing along Highland Drive shall be approved by thc City of
Lewisville standards.
2. The driveway proposed at the SH 121 frontage road will need to be permitted by TxDOT. This
drive will require a deceleration lane.
3. This drive needs to be widened to accommodate the large volume of traffic entering this
development.
4. Please clarify the intention of Number 3 under the notes.
5. The proposed cul-de-sac exceeds the 600-foot maximum permitted under the Subdivision
Ordinance.
The minimum allowed Right of Way in a commercial street is 55 feet with a 33-foot back to
back street width. The preferred Right of Way would be 60 feet with a 41-foot back to back
street.
7. Is the portion of the cul-de-sac located within the city of Lewisville intended to be public street?
If not, who will maintain this area of paving?
Landscape Plan -
1. In several places you show both Live Oak and Allee Elm trees located directly over the
proposed water line location. Please revise this plan to allow some separation.

Replat -
1. Provide 25' x 25' utility easements on each lot for the fire vaults necessary for each fire line.
2. Increase the right of way to meet subdivision ordinance requirements for commercial streets.
3. Relocate the utilities to the public right of way, and eliminate the "utility" from the "fire lane,
access and utility easement."
4. Extend the right of way, and therefore the public street to the intersection with SH 121.
Preliminary Utility Plan -
1. Relocate the proposed Sanitary Sewer to the public right of way.
2. Provide a vault for each 6" fire service to the buildings.
3. Provide fire hydrants along the proposed fire lane. Location and spacing should be coordinated
with the fire marshal.
4. Provide FDC connections for all sprinkled buildings. Coordinate with the fire marshal for
loeatinn of all FDC connections.
Preliminary Drainage Plan -
1. Coordinate with the city of Lewisville for drainage work located within that city.
2. Provide access points and or manholes at the locations where the longer runs of pipe connect to
the existing 8' x 6' RCB.
