Durin~ the course of the past year, the majority of the right-of-way has been acquired between Denma Tap Road and MacArthur Blvd. As of this date, the only parcel of right-of-way of which the City has not actually acquired and/or agreed to a verbal commitment is appro~ly 51 feet off of the corner of your property. With the finalizing of the construction 'plans, the City is Woridng out the final a~I~,~mcuts with the City of Dan'as to allow for the reconstruction of the City of Dallas' 30" water line in Sandy Lake Road. It is anticipated that that agreement will be fir~sliTed in late May or early June. As my prior letters have indicated, in lieu of hiring appraisers and tryin~ to acquire the additional right-of-way through other means, the City of Coppell is offering a set amo~_~t of $500 for each corner clip. With this letter I am enclosing a section of the consWaction plans that show the impact of this comer clip on your property. As can be seen, the corner clip itself is not necessary for the construction of the roadway, but is only necessary to inslall the sidewalk ramp and to connect the sidewalk on Mapleleaf with the proposed sidewalk on Sandy Lake Road. If this letter and the attached plan have adequately explained the need for the easement, then please sign and return this letter. Once the letter has been received by this office the process for the payment of the $500 will begin. When we have the check we can arrange a mutually agreeable time to meet to notarize the documents in exchange for the check. The City is continuing to pursue the acquisition of the right-of-way with hopes of starting this project in the spring/1998. I have reviewed the corner clips and in lieu of trying to assign a per square foot value to the landscape easements, the City of Coppell is willing to offer a set amount for each corner clip in hopes of acquiring them without going through any other processes that involves appraisers or attorneys. Therefore, the City of Coppell is still willing to offer a set amount of $500 for each corner clip. If this is acceptable to you please sign below and return a signed copy of the letter. Once I have received the letter, I will start the process for payment of the $500 for the corner clip. Once the check has been processed we can arrange a mutually agreeable time to meet to notarize the document in exchange for the check. Barowsky 844 Sugarberry Dr. Coppell, TX 75019-3507 Re: Sandy Lake Road Project #ST 93-02 Dear Mr. & Mrs. Barowsky: For some time now the City of Coppell has been working with the engineering finn of Rady and Associates to design Sandy Lake Road from Denton Tap Road to MacArthur Blvd. The project is now in the final stages of design and the City is in the process of acquiring right-of-way to facilitate the construction. There are thirty parcels of right-of-way to be acquired and twelve of those parcels are referred to as "comer clips". The comer clips are necessary to allow the connection of existing sidewalks on the side streets to the proposed sidewalks along Sandy Lake Road. Your property is one of the properties on which the City of Coppell will need to acquire a comer clip. The acquisition of the comer clip should have no adverse impact upon your property but will only allow the City of Coppell the opportunity to connect existing sidewalks to proposed sidewalks along Sandy Lake Road. With this letter I am providing a copy of the easement documents. After reviewing the casement documents, if you should have any questions or if you wish to view the preliminary construction plans please contact this office at (972)304-3679 and speak with Mike Martin, Assistant City Engineer or myself. If you have no questions, the City of Coppell would appreciate the signing and returning of the easement document so that the project can stay on track. It is anticipated that utility construction will begin sometime in mid-1997. For your convenience, my secretary is a notary public and will be happy to notarize your signature at your convenience.
