Construction Plan Review Comments
Dear Mr. Hamilton:
The City of Coppell has reviewed the referenced plans and has the following comments to offer:
Cover Sheet -
1. Reference the correct lot & block of the addition on the cover document, and add the plat
document into the engineering set.
Site Layout & Paving Plan -
1. The background screened-out information is very difficult to read on all of these sheets.
Consider using black-line copies instead.
2. Within the title block (applicable to all sheets) reference the appropriate addition which is
Lot 3 Block A of Sandy Lake Addition.
3. Add the wording "Use silicone joint sealer" to the paving and joint details.
4. There is no reference to using lime stabilization. The City of Coppell requires a 6" lime
stabilized subgrade to which there is a variance possible, however the variance must be
requested in writing.
5. Make sure the subgrade is compacted to 95% density.
6. Our minimum pavement section is a 5-sack concrete mix design.
Grading Plan -
1. You show the parking area to drain onto the grassy area next to the building and around to
the existing inlet in the rear. Make sure the water will get there without obstruction. This
may require the construction of a small concrete flume through the curb.
2. From this point on in the plans the City of Southlake details are referenced, change that to
City of Coppell.

Utility Plan -
1. General note for allyour utilities make sure you are referring to City of Coppell standards.
For example, our standard service line from the main to the meter is copper, not polyethylene
pipe. Several of these appear to reference standards from another municipality.
2. Your sanitary sewer line layout appears to have some curvature in it. TCEQ standards may
require a manhole at all points of curvature. Please verify and follow their requirements or
remove the curvature in the line.
3. Are you installing a 6"or 4" service lateral? Please verify size to avoid confusion.
4. You are showing a single 1" water meter for domestic service, will there be an irrigation
meter for this facility?
5. Is fire sprinkler protection required for the building? Are additional fire hydrants required
onsite? These questions should be addressed to the fire marshal.
Erosion Control Plan -
1. Ensure your plans are in accordance with City of Coppell erosion control Ordinance No.
91514 and TCEQ regulatory requirements.
Detail Sheet -
1. The grate inlet should be constructed for traffic-rated loading.
Please make the necessary changes to address these comments, send your responses to the
comments and include a transmittal letter with your next submittal. Send these marked-up
plans and two sets of revised plans to the City for further review. If you have any questions,
