Halff Associates 8616 Northwest Plaza Drive Dallas TX 75225 RE: Vista Point II Early Grading Permit Plan comments Dear Mr. Littleton: The City of Coppell has reviewed the referenced plans and has the folloxving general comments to offer: Plat - 1. Ensure the sidewalk as shown on the plans is contained wholly within ROW or sidewalk easement. It may very well be, it's just difficult to tell at the scale of the drawings. 2. We may have additional comments on the plat after Utility Plan is reviewed, so I advise against securing signatures on the plat at this point. Erosion Control Plan - 1. Comply with all TCEQ requirements as well as City of Coppell Erosion and Sedimentation Control Ordinance No. 91514. 2. Make sure there is proper protection in the area where you are showing grade to drain on the backside of the silt fence, and also in the area to which it is to drain. 3. We will need a copy of the executed NOI prior to issuing a permit. Drainage Area Map - There are several questions remaining on drainage that should not impact your early grading work, however we will comment for informational purposes only: a) There appears to be a lot of o£fsite water coming towards your site that may or not be collected in the alley south of your project. Please verify where that water will go. b) Supply drainage table with calculations on the Drainage Area Map. c) Deal with City of Lewisville and/or TxDOT where your water drains into their collection systems. If they require onsite detention, it will be a requirement for this project. d) Show storm sewer plan screened on the back of this Drainage Area Map. e) Any drainage crossing the site needs to be maintained during construction activities. In order to proceed with the Early Grading Permit at this point, make any revisions necessary to this set ofplans and submit three (3) sets for City use and as many set as your contractor will require. We will stamp and issue them so that the contractor will have them in the field at all times. In addition, we will require a copy of the executed NOI, a completed permit application, a hold harmless letter for the early release, and construction inspection fees in the amount of 2% of the grading contract.
