Construction Plan Review Comments, Second Submittal
Dear Mr. Peebles:
The City of Coppell has reviewed the referenced plans. During my review of these revised plans
it became apparent that many of the comments from the first review letter were not addressed. I
am attaching a copy of the previous review letter for your use in completing the revisions to the
plans. Some additional comments for consideration are as follows:
Paving Plan & Profile -
1. The intersection of this new street with MacArlhur Blvd. will require an 8" band of colorized
stamped concrete. This band shall be 8" in width, and meet the city spec for this type of
paving.
2. The city is working on plans to signalize this intersection. Your contractor should install a 4"
PVC sleeve under the new paving for use in the future traffic signal installation.
Storm Sewer Profiles -
1. There are several areas where the depth of cover is less than what is desirable. You will need
to use a Class IV RCP in those areas rather than the standard Class III.
Water Layout-
1. Make sure that fire hydrants are laid out correctly and in the public ROW.
2. Ensure adequate separation between water services and sewer services.
3. It appears the proposed location of some services would place a clean-out or meter within the
drives, that is unacceptable.
Offsite Water Layout -
1. You're still locating the water within the TP&L easement; you either need permission from
TP&L to have it there or move it outside of the easement.
2. Ensure that no Parks Dept. facilities are disturbed including the irrigation system.
3. The waterline across Lot 2X should be in an easement.
4. Show where you are crossing the City of Irving 54" waterline; provide a profile of it and a
letter of permission to cross it (these comments were in the first letter also).
Sewer Line Plan & Profile -
1. Show the existing 24" waterline that crosses the sewer line in both the plan and profile view.
Erosion Control Plan -
1. This plan is acceptable for early grading, but additional erosion control measures will need to
be put in place once streets are established and inlets constructed.
Traffic Control Signage -
1. Erect signs on MacArthur Blvd. showing the construction entrance in accordance with
TMUTCD standards.
We need to sit down and talk about these comments either before you revise the plans or after,
but we need come to an understanding of what is expected from engineering plan submittals.
This submittal contained no transmittal letter and no response to the comments I made
previously. I want this project to get off to a good start, but if we are having problems with
getting the plans right, I don't feel confident that things will go well in the field, either.
These comments do not constitute a full plan review. As stated earlier, refer to and address the
previous comments in addition to those offered in this review letter. Please make the necessary
changes and submit these marked-up plans and two sets of revised plans to the City for review.
