Dear Mr. Vanzandt:
This letter is written as a follow-up to my May 6, 1997 letter concerning the acquisition of right-
of-way from your property. In an effort to expedite the acquisition of necessary right-of-way
the City of Coppell is willing to offer the following.
1. Acquisition of.Permanent right-of-.way at $3.00/sq. ft. x 2,352 sq. ft $7,056.00
2. No assessment for Sandy Lake Road improvements per the July 1,
1997 Council action (redevelopment of the property will require
adhering to the City of Coppell's Roadway Impact Fee Ordinance).
Please note that no assessments will be placed against this property for the construction of the
roadway. If this offer is agreeable to you, please sign below and return to me. Once I have
received the letter, I will start the process for payment of the $7,056.00. When the check has been
processed we can arrange a mutually agreeable time to meet to notarize the documents in exchange
for the check.

utilities, together with all necessary appurtenances thereto, and with

any part thereof, as is necessary to the proper use of any other right

County, Texas. Said 0.054 acres being more particularly described by
metes and bounds,' as follows:
BEGINNING at a 60d Nail found at the Northeast corner of said Lot 1,
being the intersection of the existing South right-of-way line of
Sandy Lake Road with the West right-of-way line of Holly Street;
