Thank you for taking the time to visit with me concerning the acquisition of right-of-way from
your property located along Sandy Lake Road. Based on our conversation, the City of Coppell
is willing to offer the following in exchange for the right-of-way:
1. Acquisition of permanent right-of-way at $2.75/sq.fi. x 9,042 sq. ft
2. Acquisition of a temporary slope easement $0.69/sq.ft. x 2,434 sq.ft.
3. Drainage Easement $1.37/sq.ft. x 225 sq. ft.
4. No assessment for the Sandy Lake Road improvements per July 1, 1997
Council action (redevelopment of the property will require adherence to
the City's Roadway Impact Fee Ordinance).

purpose of a temporary slope easement for grading, sloping or filling
along, upon and across said property to provide a more subtle grade
change transition, across Grantor's main tract with the right and
privilege during construction, of the GRANTEE herein, its agents,
employees, workmen and representatives having ingress, egress, and
regress in along upon and across said premises for the purpose of
grading, sloping, or filling along, upon and across saidtemporary slope
easement.
Said temporary slope easement is further described in Exhibits "A"
and "B" attached hereto and made a part hereof for all purposes.
After construction has been completed, GRANTEE shall, except for
removed obstructions, return the surface area of the temporary slope
easement to its original condition as nearly as practical taking into
consideration the nature of the work being performed. GRANTOR reserves
the right to use and maintain the surface of the temporary slope easement
strip for purposes which will not interfere with GRANTEES rights hereby
granted and agree that, GRANTEE shall not be obligated for future
maintenance and upkeep of the temporary slope easement.

Attached to this letter is the Deed of Trust executed by Carrol Avon
McBride and wife Carol Ann McBride, dated, January 6, 1978, and recorded
in Dallas County, in Volume 78015, page 3616.
The description of this property has not changed and it so states that the
property goes to the center line of Sandy Lake Road, which is a 60 foot
wide road with 221.49 feet frontage. ~
This is 221.49 feet by 40 feet and amounts to 8859.60 square feet.
We request that that the city honor this at $2.75 per square foot.
We request the City to pay $1.50 per square foot for the tempora
