RE: Brighton Manor (Falls at Westmont)
Dear Mr. Louviere:
It became obvious to me while viewing the video of the storm drain system on Wednesday
morning that there are several deficiencies in the installation of that system. Please take the
necessary steps to rectify those deficiencies and keep me advised of your progress.
I also received a transmittal Wednesday, September 1st with correspondence concerning the
subject project. A Landscape Plan that should have been sent to the Building Inspection Dept.
for review, permitting and inspection was also included with this transmittal.
Your request is approved to complete the sidewalk in the common area parallel to Hood Drive
and MacArthur Blvd. in coordination with the perimeter sidewalk and screen wall. The sidewalk
along Samuel Blvd. however, should be constructed in a manner consistent with City of Coppell
standard details, with no variation or deviation for franchise utilities.
In response to the transmitted letter concerning "near surface groundwater," please proceed with
your investigation of the cause and extent of said water, and forward the proposed drainage
system design to this office for review and comment. The design of this system, when approved
should be added to the set of as-built plans for this project.
Also, be aware that a letter of compliance to TAS standards will be required for our files. This
letter should address the conformance of the constructed barrier-free ramps to ADA and TAS
rules. In addition, there are punchlist items remaining from the Streets Dept. walk-thru that
should be addressed in a timely manner. Let me know when you are ready for a follow-up
