City of Coppell 255 Parkway Coppell, Texas 75019 RE: Sandy Lake Addition, Lot 3 Block A (McAnelly) Construction Plan Review Comments Dear Mr. Marvin: We offer the following letter along with original mark-ups and two (2) sets of revised plans as a response to your comments received September 2, 2004. We have responded to your comments as follows: Cover Sheet - 1. Reference the correct lot & block of the addition on the cover document, and add the plat document into the engineering set. RESPONSE: Noted, see attached plans. Site Layout & Paving Plan - 1. The background screened-out information is very difficult to read on all of these sheets. Consider using black-line copies instead. RESPONSE: Noted, see attached plans. 2. Within the title block (applicable to all sheets) reference the appropriate addition which is Lot 3 Block A of Sandy Lake Addition. RESPONSE: Noted, see attached plans. 3. Add the wording "Use silicone joint sealer" to the paving and joint details. RESPONSE: Noted, see attached plans. 4. There is no reference to using lime stabilization. The City of Coppell requires a 6" lime stabilized subgrade to which there is a variance possible, however the variance must be requested in writing. RESPONSE: Noted, see attached plans. 5. Make sure the subgrade is compacted to 95% density. RESPONSE: Noted, see attached plans. 6. Our minimum pavement section is a 5-sack concrete mix design. Sandy Lake Addition Comments Page 2 September 9, 2004 Grading Plan - 1. You show the parking area to drain onto the grassy area next to the building and around to the existing inlet in the rear. Make sure the water will get there without obstruction. This may require the construction of a small concrete flume through the curb. RESPONSE: Noted, see attached plans. 2. From this point on in the plans the City of Southlake details are referenced, change that to City of Coppell. RESPONSE: Noted, see attached plans. Utility Plan - 1. General note for alIyour utilities- make sure you are referring to City of Coppell standards. For example, our standard service line from the main to the meter is copper, not polyethylene pipe. Several of these appear to reference standards from another municipality. RESPONSE: Noted, see attached plans. 2. Your sanitary sewer line layout appears to have some curvature in it. TCEQ standards may require a manhole at all points of curvature. Please verify and follow their requirements or remove the curvature in the line. RESPONSE: TCEQ allows curvature in sewer lines. 3. Are you installing a 6"or 4" service lateral? Please verify size to avoid confusion. RESPONSE: We have referenced a 6" service on the plans. 4. You are showing a single 1" water meter for domestic service, will there be an irrigation meter for this facility? RESPONSE: We are now showing a 1" irrigation meter on the plans. 5. Is fire sprinkler protection required for the building? Are additional fire hydrants required onsite? These questions should be addressed to the fire marshal. RESPONSE: The building will not be sprinkled. See revised plans for fire hydrant coverage. Erosion Control Plan - 1. Ensure your plans are in accordance with City of Coppell erosion control Ordinance No. 91514 and TCEQ regulatory requirements. RESPONSE: Erosion control plan meets latest TCEQ regulations. Detail Sheet - 1. The grate inlet should be constructed for traffic-rated loading. RESPONSE: Noted, see attached plans. We hope that these revisions have addressed all concerns.
