Construction Plans Review Conmaents from
Letters Dated August4 & September 2, 2004
In response to the above reference project we have the following comments:
August 2, 2004 letter
COVER SHEET- We have corrected the spelling of Mr. Stover's name
PLAT -We have provided comer clip at the intersection of MacArther Blvd.
There are two drainage easements shown now between lots 4 and 5 and lot 9and 10
The hack lines have a 10' drainage and utlity easement notes
The sanitary sewer is now cover by an easement (5 foot)
The right-of-way is noted as 50 foot( street width should not be on the plat)
GRADING PLAN-A detail of the retaining wall has been added
The encroachment has been removed from lot 9
We have added additional spot grades
We have corrected the throat of the Y inlet
We have received a letter stating it is ok to drain and do grading on TXU
GRADING PLAN 2-All headwalln are now on our property
We are now ran~ing a a mostly 1.0 % grade with our flattest being a 0.85% grade
along north side.
We have moved the inlet to the end of the cul-de-sac( East side)
We are 3.0 foot offour property line with the top of wall which will allow the toe
of the wall to be 1.0 feet of property
DRAINAGE AREA MAP- The swale will collect the runoff from the ball fields without
grading on the ball~elds
A table has been added
Inlet is now at end of cul-de-sac
Ditch is now without retaining wall
HGL and other calculations have been added to storm drainage
BETHEL SCHOOL COURT PAVING PLAN& PROFILE- Sidewalks are shown barrier
free to MacArthur Blvd.
All Curb returns are now 30 FEET
The street is noted as 28 foot Back to back
A letter bom TXU will be provided by the deveoper and grades are shown on
the plans
In order to match the existing intersection and discourage speeding thruogh
the future light our radius are less than Subdivision Ordinances but we feel are a
safer solution
We have corrected r~ferences to Forest Hill
STORM SEWER PLAN & PROFILE- We have shown proposed grades along retaining
The headwall Sections have been corrected
Y inlet is now correct
The scale in the border is corrected
STORM SEWER PLAN2- Aletter will beprovided to the City
WATER LAYOUT-Fire Hyrants now have 6 inch lead lines with valves
10' seperation is maintained between water andsewer services
Water services have been relocated out of drives
45 bends have been used tostart our offsite
1 meter is set for HOA along MacArther
OFFSITE WATER LAYOUT- We have city of Irving's permission, acopy of this letter
will be supplied by the developer
We have relocated to apoim outside the TP&L easement
We have suveyed and shown the surface improvements along this line
SEWER LINE PROFILE SHEET-Sewer is now in a 5' easement Scale has been corrected
Sanitary Sewer services were poss~le have been relocated outside drives (not
always possible)
EROSION CONTROL MAP- We now show a Stage 2 erosion plan
Developer has the NOI and otherTCEQ requi~rnents
LETTER DATED SEPTEMBER 2, 2004
PAVING PLAN& PROFILE-a Stamped patterned concrete note has been added at
MacArther
We have added 4" PVC sleeve for traffic signals
STORM SEWER PROFILES - We have changes some oftbe pipe classes to classlV
WATER LAYOUT-AIl fire hydrants are in the right-of-way
10 foot seperation between sanitary sewer and water has been maitained
Some Ssewer cleanout will fall within a driveway but in order to maintain
the sepemtion this was the best solution
OFFSITE WATER LAYOUT- We have moved water line outside easement
Except for ~tss it appears that no park dept. Facilities will be disturbed
Easement across lot 2X has been added
he Irving 54" water line has been added in plan and profileand a letter
bom Irving will be provided by the developer.
SEWR LINE PLAN& PROFILE- We show the existing 24" water line over the existing
stub out
EROION CONTROL PLAN- we have added a stage 2 Plan
TRAFFIC CONTOL SIGNAGE- along with the Stage 1 erosion control plan we have
added a traffic plan
The corrected plans are provided for your review and approval along with the Sept 2, 2004 mark
