Dear Mr. Marvin:
This letter is to notify you that the enclosed Construction Plans have been revised in
accordance with your July 22, 2004 Review Memorandum. The following items have
been addressed as per the referenced review:
DIMENSION CONTROL PLAN - SHEET C1.1
There is an inlet to be constructed on Sandy Lake Rd. that appears to conflict with
your driveway location. Coordinate with Matt Atkins of Teague, Nail & Perkins to get
your design in line with theirs.
Response: Construction plans along Sandy Lake Road have changed since
the first submittal due to the construction scheduling for the job. PK has
coordinated with Teague, Nail & Perkins and the new inlet location will not
conflict with a future drive.
There are radii in the fire lanes that do not meet our minimum requirements.
Specifically the one on the northeast corner that is 25' and one on the southwest
corner that is 25'. Those need to be a 30' minimum radius each.
Response: The radii have been adjusted to 30'.
We would like to discuss the construction scheduling for this project with you to
determine whether the improvements to Sandy Lake Road will be under construction
or complete when you start you r work. It will make a difference in how you approach
the connections in Sandy Lake Road.
Response: PK has had several discussions with City regarding the
scheduling for the job. Construction along Sandy Lake Road has been re-
worked based on the construction scheduled.
You may be required to construct temporary drives and drainage structures until
Sandy Lake Road is complete.
Response: The current plan shows drainage structures and driveways that
were discussed in conversation with the City Engineer.

DIMENSION CONTROL PLAN - SHEET C1.1
· You show some grading that will encroach in the drainage channel parallel to Sandy Lake Road.
That will not be allowed until the drainage structures for Sandy Lake Road are completed.
Response: Based on the revised plans, conversations with the City and scheduling for
the two projects, the new work shown along Sandy Lake will be permitted.
The drive on Royal Lane where you are proposing to relocate the Iow point inlet needs to have a
small grate inlet or slotted drain. Please provide calculations for anticipated flow to that area.
Response: A 4'x4' grate inlet has been added at the Iow spot of the driveway off of Royal
Lane.
DRAINAGE PLAN - SHEET C3.1
· Provide profiles for all storm drain lines and laterals.
Response: Profiles have been provided for all permanent storm drains and laterals.
· Provide details for inlet relocation including paving and connection details, especially demolition
of the inlet and connection to the existing line.
Response: A note has been added forthe Contractorto coordinate inlet relocation with
the City and details have been added to Sheet C5.1 for pavement connection.
The existing lateral for that line shows to be a 21" RCP, you are showing to install an 18" RCP.
We need to see computations for all the storm sewer pipes themselves and all the offsite
drainage to be picked up by the two 4'x3' boxes.
Response: Drainage calculations have been provided for all on and offsite areas
contributing to flow along the south side of Sandy Lake.
There are several connections to the proposed 7'x3' box culvert "by other" that tie into an
existing 7'x3' box. That box does not yet exist and may not exist by the time you construct your
facilities, so you need to plan for temporary structures to be constructed with this project.
Response: Due to the construction scheduling for the project, the connections "by
others" have been eliminated and all lines are shown to discharge into the drainage
channel along Sandy Lake.
STORM SEWER PROFILES - SHEET C3.2
· Profile all storm sewer lines.
Response: Ail permanent storm sewer lines have been profiled.

· There are several areas on the profiles you provided that shows very little cover over culverts.
Specify appropriate strength for the culverts that carry direct traffic.
Response: The storm sewer system has been modified and portions of the site have
been missed to provide adequate coverage or top of each storm line.
WATER & SANITARY SEWER PLAN - SHEET C4.1
· Connections to existing waterlines should have a valve between the service taps and the vault.
Response: A valve has been added between service taps and vaults on each of the
connections.
· The proposed connection to the existing waterline in Royal Lane needs to indicate by a method
other than open cut.
Response: A note indicating, "Install by other than open cut" has been added.
· Verify that the water and sewer lines actually exist in those locations where you plan to make
connections. For example, you show a 6" waterline going all the way to the property line, and a
sanitary sewer line crossing Sandy Lake to the property line - I'm not sure they exist. If not, the
sewer line will need to be bored under Sandy Lake and the waterline crossing will need to be
constructed such that it goes under those future box culverts.
Response: The locations of water and sewer lines have been modified to reflect the
construction scheduling for the project.
· Show the existing 24" water transmission main on the east property line.
Response: The existing 24" water main is indicated on the plan sheets.
· Show the piping from the FDC back to the building.
Response: The piping has been indicated.
· Construct a manhole with in the ROW adjacent to the property for the 8" sewer line so that city
crews can access our portion of the line if necessary.
Response: A W.A.D. has been added to line "SS-l" at the property line per our
conversation.
PAVING PLAN - SHEET C5.1
· This is a primary image zone and as such should have a stamped concrete section adjacent to
the property line.
Response: An 8' stamped concrete section is now indicated on the drive approach.

· You show a connection to existing Sandy Lake Road, but no detail of what kind of pavement
section that is.
Response: The revised connection to Sandy Lake Road is now indicated as a temporary
gravel construction entrance.
· You indicate the approaches connecting to the future paving are 6" flex base, yet your paving
section shows a lime-stabilized subgrade throughout the site. Please clarify.
Response: The lime stabilized note has been removed from the concrete pavement
section detail.
· Your paving plan will need to show the pavement replacement on Royal Lane for not only the
gutter transition of the old inlet, but show proper gutter transition for the new inlet also.
Response: The new pavement for the gutter transition is noted on the plans.
EROSION CONTROL PLAN - SHEET C6.1
· We may require some additional erosion control for the work adjacent to or in the existing ditch
along Sandy Lake Road.
Response: New erosion control measures have been added along Sandy Lake Road
because the construction plans in that area have changed significantly.
· You need to comply at ail times with TCEQ requirements.
Response: A note to comply with all TCEQ requirements has been added to the plans.
