Construction Plan Review Comments, Third Submittal
Dear Mr. Peebles:
The City of Coppell has reviewed the referenced plans and has the folloxving comments to offer:
Paving Plan & Profile -
1. For clarification, the stamped concrete band at the intersection with MacArthur Blvd, shall be
a minimum of 8 feet in width.
Drainage Area Map and Grading plans -
1. Please reevaluate the drainage situation between this property and the adjacent City Park.
Based on field observations, there is a clearly defined swale that conveys a large portion of
the park drainage to the northeast prior to it even getting to your property. It appears that you
are proposing to drain a portion of that watcr back in the opposite direction to the Y inlet.
2. Ensure that the parking area and retaining wall at the end of the street does not keep the water
from swale mentioned above from properly draining.
Please make the necessary changes as indicated above. The City requires these marked-up plans
and three sets of revised plans to be kept for its use. Submit the additional number of revised
sets you need stamped for your use and contractor/subcontractor use. Contractors must have a
stamped set of construction drawings on the job sitc at all times.
At this point in order to proceed with pemnit issuance, ensure that all impact and inspection fees
are paid. Construction inspection fees are calculated at 2% of contract cost for private work and
4% of contract cost for work in the public right-of-way. Page Three of the Construction
Development Permit form is a spreadsheet for your convenience in showing those costs, but you
should also provide copies of the contracts showing thc proposed costs. If you have any

Dear Mr. Peebles:
The City of Coppell has reviewed the referenced plans and has the following comments to offer:
Drainage Area Map and Grading plans -
1. The last time we met we talked about including some additional topography from the
adjacent park area. I don't see any additional information contained within the plans.
2. The removal of the Y inlet between lots 5 and 6, and the proposal to surface flow to the street
does not appear to work. This inlet should be put back in the plans.
3. Looking at the topo that is provided, I see a dramatic drop from lot 20 almost due north to the
existing swale on the park property. Section A-A on the same sheet shows you cutting a
chmmel 3 feet deep and 8 feet wide at the bottom on your property. Clarify what your
intention is with this.
4. Ensure that the parking area and retaining wall at the end of the street does not keep the water

Prior to submitting any additional plans for this permit application, please schedule a meeting
with me to discuss any changes you propose. This should save some time and help to expedite
