Construction Development Pem~it Plan comments
Dear Mr. Littleton:
The City of Coppell has reviewed the referenced plans and has the following general comments
to offer:
Cover Sheet -
l. The plan set should indicate that it is for construction on Lot 1, Block A only, and that
additional plan submittals will be made for development of the other lots.
Plat -
1. Some type of private utility easement should be shown where private utilities cross lot lines
to serve the additional future development. These utilities will not be maintained by the city,
and therefore a standard utility casement should not be dedicated.
Erosion Control Plan -
1. Comply with all TCEQ requirements as well as City of Coppell Erosion and Sedimentation
Control Ordinance No. 91514.
Drainage Area Map -
1. Provide a drainage table with calculations on the Drainage Area Map.
2. Include the drainage system on the Drainage Area Map.
Storm Drain Plan-
1. The doxvnstream drainage system that you are discharging into is within the Right of Way of
State Highway 121, and therefore is regulated by TxDOT. TxDOT will need to review' and
approve these plans prior to the City of Coppell issuing a permit fbr this work.
2. Any drainage crossing the site needs to be maintained during construction activities.
Water and Wastewater Plan -
1. Provide Private utility easements where the proposed utilities cross the property lines to serve
multiple lots.
2. Provide the appropriate appurtenances for connection to the existing water mains, i.e. a
tapping sleeve and valve rather than a tee.
3. Where the sewer line is shown to cross Forest Hill Drive, it should be shown as a dry bore
with appropriately sized casing pipe.
4. Ensure compliance with TCEQ separation requirements at all water and sewer crossings.
5. Any manholes exceeding twelve feet in depth should be five-foot diameter.
6. Ensure that the sewer line pipe material and/or bedding material is adequate for the depth of
bury.
Paving Plan -
1. Provide a legend for the paving plan.
2. City of Coppell standards require a minimum of 6" lime stabilize subgrade under the paving
section unless a variance is specifically requested. For a variance to be granted, the engineer
must propose a pavement section with an increase in thickness of at least 1", or an increased
strength of 4,000psi concrete.
Deceleration Lane -
1. This plan needs to be reviewed and approved by TxDOT. The city Yvill not issue a permit for
this work until such time as TxDOT has granted a permit.
2. Provide a Traffic Control Plan for review and approval by TxDOT.
Once the necessary corrections have been made, please return this marked-up set and two sets
of revised plans to the City for review. If you have any questions or need any additional
