Pacheco Koch Consulting Engineers 8350 N Central Expy, Suite 1000 Dallas TX 75206 RE: Four Seasons, Lot 2R (BCE Specialties) Construction Plan Review Comments Dear Mr. Evans: The City of Coppell has reviewed the revised plans for the referenced addition. These plans meet our current minimum standards with the exception of the following two comments: 1. Temporary drive on Sandy Lake Rd shall be asphalt or unreinforced concrete, not gravel. 2. Coordinate with developer on north side of Sandy Lake Rd. to ensure positive drainage through the temporary culvert. Once these changes have been made, please submit revised copies for the City Engineer's stamp and as many copies as necessary for your contractors. The City of Coppetl requires three sets of final construction plans for its use; your office should submit as many additional sets for stamping as necessary for construction operations. All contractors and subcontractors onsite must have a copy of the plans approved by the City of Coppell. All fees must be paid prior to release of this project for construction. The City charges a 2% inspection fee for all private construction outside the building's footprint. This would include dirt work, paving, storm drain, water lines, sewer lines, drainage pipes, etc. that are private. For all installations in public right-of-way, the City of Coppell charges a 4% fee. A check for inspection fees made to City of Coppell should be submitted to this office along with a Construction Development Permit and the NOI. For your convenience a spreadsheet is attached to the permit application for use in calculating the inspection fees. A copy of the contract(s) should be attached for verification purposes.
