Construction Plan Review Comments
Dear Mr. Blacker:
The City of Coppell has reviewed the referenced plans and has the following comments to offer:
Plat -
I. Please provide a copy for the City's records of the mutual access easement to be dedicated by
separate instrument.
2. Modify the drainage easement to cover only that portion of the public drainage system. The
curb inlet to be constructed within the parking area will be privately o~vned and maintained.
Sheet C~3 Dimension Control Plan -
l. The sidewalk is shown to connect to the existing barrier-free ramp. The barrier-free ramps
need to be in accordance with ADA minimum requirements. If they are not, they should be
reconstructed to those standards.
2. The radius of the fire lane at the entrance to Denton Tap should be a minimum of 30' or
some other arrangement must be made with the Fire Marshal to provide for additional width
of that driveway.
3. The portion of pavement constructed on the adjacent lot that is not within the mutual access
easement should be either eliminated or additional easement should be acquired to cover this
construction.
4. The pavement section should be 6" paving over 6" lime-stabilized subgrade for the fire lane,
and a minimum of 5" for the parking area.
Sheet C-4 Utility Plan -
l. Provide a detector check for both the irrigation and domestic meters. Provide an appropriate
tap service rather than a tapping sleeve and valve. See the city's standard details for
additional information.
2. Where the new fire hydrants arc cut into the existing waterline, use a tapping sleeve and
valve rather than a tee.
3. Construct a manhole at the location where the 6" sanitary sewer ties into the 8" sewer main.

4. Show the location of the FDC, which should be within 50 £ect of a fire hydrant, and on the
same side of the fire lane.
5. ]'he valve where you terminate your two waterlines should be back one full joint of pipe
from the end ofthe fire line.
Grading and Drainage Plan -
1. The proposed curb inlet to be constructed within your parking area will be a privately
maintained storm sewer inlet. As such, it should not be located within the drainage
easement,
Sheet C-8 Construction Details -
1. Again, the pavement section is 6" with a 6" lime-stabilized subgrade unless a written
variance request is submitted and approved.
Please make the necessary changes and submit these marked-up plans and two sets of revised
plans to the City for revicw. If you have any questions, please contact this office at your
