approximately 195,845-square-foot building, (Phase 1) on a portion of
approximately 40.6 acres of property located along the north side of Sandy
Lake Road, between Northpoint Drive (extended) and the extension of Freeport
Parkway, at the request of David Masters, Merriman Associates/Architects
Companies.

Utility Plan -
1. Private utilities shall not be located within a public utility easement.
2. Minimum easement width of 20' for sewer line. Easement should be "Utility Easement."
3. Indicate FDC location for each building.
4. How will the fire hydrants located in open paving within the truck courts be protected?
5. Provide appropriate scale on drawings.
6. We need to look at the detail of the public water on the west side of the property.
Drainage -
1. A detailed analysis of the drainage through this site will be requested. Any increase in flow
to the adjacent property will need to be mitigated onsite, or an agreement with the adjacent
property owner will be required.
2. Provide detailed cross sections of the channel to justify the 82' width for the drainage
easement.
3. Provide preliminary grading and drainage plans for onsite drainage.
Plat -
1. Remove topo and utility lines from the plat.
2. Private water lines should not be within a utility easement. Remove that designation from the
plat.
3. Provide a minimum of 20' wide easement for new sewer line location.
4. Fire vaults and all water meters shall be located within the ROW, or a dedicated utility
easement.
Additional comments may be forthcoming with the submittal of additional information and/or
final engineering plans
