Construction Development Plan comments
Dear Mr. Littleton:
The City of Coppell has reviewed your second submittal for the referenced development and has
the following comments to offer:
1. The drainage plans have been modified to reflect HPDE pipe rather than RCP pipe. While
this is acceptable on the private side, any storm drainage in the public ROW, utility or
drainage easements needs to be RCP.
Concerning the HDPE pipe on Line section B, there is less than two feet of cover over the
top of that pipe. Ensure the pipe is well-bedded or consider the use of RCP for that section.
3. You have indicated on the Utility Plan that the connection to the existing sanitary sewer on
the south side of Forest Hill Dr. will be done by dry bore. That is a requirement for our
public streets.
4. There are several places where water meters are indicated to be on the private side of the FD
vault. All water meters are to be located within the public ROW on the public side of the
water main.
These comments constitute the City's review of the project, however, we still written approval
from TxDOT for connection to their drainage system. We also need a copy of the permit issued
by TxDOT for the deccleration lane and driveways on SH 121. TxDOT and/or the City of
Coppell will need to review your traffic control plan for the construction of the decel lane and
drive approaches adjacent to SH 121. Once these items are accomplished, a permit can be
issued, at which point you will need to provide our office with three sets of final plans, provide
two half-sized sets for TxDOT and the number of sets your contractors will need onsite for the
City's stamp.
A Construction Development Permit application (attached) must be filled out and submitted with
a check for Construction Inspection fees. A spreadsheet is provided for your convenience in
calculating the fees, and copies of the contracts should be provided for verification of the
amount. A pre-construction conference will be scheduled with the assigned inspector when the
permit and inspection fees are received.
