Third Submittal Construction Plan Review Comments
Dear Mr. Littleton:
The City of Coppell has reviewed the referenced plans and has the following comments to offer:
1. On the private waterline on the east side of the properly, relocate the valve fi-om the private
side to the public side of the vault.
2. A clean-out or manhole is needed on the sanitary sewer line where thc two bends are located.
3. The FDC and fire lines going into the building are shown as 8" - coordinate with the Fire
Marshal on size and capacity needed for sprinkler design. The Fire Marshal for the City of
Coppell is Tim Oates, and he can be reached at (972) 304-7055.
4. TxDOT needs to approve the detail of the driveway connecting to SH 121 before any work
commences on that drive.
5. Clarify the 5' x 2' box culvert under the drive (pre-cast or cast-in-place), how will it be
installed'?
Once these minor comments are addressed you will be ready for a permit to begin work on the
utilities, drainage and paving onsite. Prior to commencing any work in TxDOT right-of-way, we
will need a copy of the driveway permit. TxDOT will probably rcquire a traffic control plan and
we will want to review that as well. Please provide our office with three sets of final plans,
provide two half-sized sets for TxDOT, and the number of sets you need stamped for your
contractors onsite.
A Construction Development Permit application (attached) must be filled out and submitted with
a check for Construction Inspection fees. A spreadsheet is provided for your convenience in
calculating the fees, and copies of the contracts should be provided for verification of the
amount. A pre-construction conference will be scheduled with the assigned inspector when the
permit and inspection fees are submitted.
Also, ensure that we have all other required documentation including a copy of the executed
NO1, and any other pertinent documentation. If you have any queslions or need any further
