The Plat will be handed over today to our Title company to record with Denton County as expediantly as possible. Keith, earlier this month Greg Jones and I discussed potential conflicts between permit timing and our construction schedule. After review of the construction documents, Greg indicated he would allow us to begin pier and slab-on-grade work in the event the Plat was delayed and the Building Department was unable to issue a building permit prior to our completion of preliminary grading and water injection activities. Yesterday, you mentioned Engineering would also allow us to start our underground site utilities should the Plat or TxDOT issues continue to delay final Engineering approval. As the Plat will be recorded shortly, the only remaining issue is final decel lane and storm water plan approval from TxDOT. I believe Clint provided you with a copy of the e-mail from Carla Bates detailing TxDOT's plan comments, along with our revised plans incorporating the changes they requested. Clint also resubmitted the plans to TxDOT yesterday. With the minimal revisions they requested, we anticipate no difficulties with TxDOT approval, other than timing. As I noted yesterday, if only two passes of water injection are required to meet density/swell specifications, our contractor will be ready to proceed with both foundation and site utility work the week of November 1st. If additional passes are required, we won't start pier work until later in the week. However, site utilities would still start Monday. Beverly Hurtsman in the Building Department has been receiving copies of the geotechnical reports from Reed Engineering. A check was submitted by our general contractor o0 9-24-04 in payment of project impact fees. If we need to provide any additional information, forms, or fees prior to starting site utilities while awaiting final TxDOT approval, please let me know. Otherwise, Mr. Brandon Perdue, our general contractor's Project Manager, or Mr. Gary Stephens, his field superintendant, will be coordinating with Coppell Engineering for any required inspections. Again, thank you all for your cooperation in resolving these issues and allowing our construction schedule to proceed without interruption. Sincerely, Christopher Gardner Development Project Manager Jackson-Shaw Company 4890 Alpha Road Suite 100 Dallas, TX 75244 972-628-7421 Cfc 972-628-7444 Fax CC: "Littleton, Dave" <dlittleton@halff. com>, "Demian Salmon" <dsalmon@jacksonshaw.com>, "Roger Pavlovich" <rpav ovich@cadencemcshane.com>, Brandon Perdue" <bperdue@cadencemcshane.com>, <gjones@ci.coppelLtx.us>, "Bennett Ratliff' <bennett@ratliffgroup.com>, <jlibby@standridge-co.com>, "Philpott, Clint" <cPhilpott@Halff. com>, "Steve Golding" <sgolding@jacksonshaw.com>
