Coppell Trade-CS041102 (2)COPPELL November 2, 2004 Jason O'Quinn Holt/Lunsford Commercial Dev 5055 Keller Springs Rd., Suite 300 Addison TX 75001 RE: Coppell Trade Center, Lot 1 Block 1 Dear Mr. O'Quinn: This letter is written in response to your inquiry concerning the availability of utilities to this property. To the best of our knowledge, the utilities are as listed: Water There is an existing 10" waterline on the south side of Sandy Lake Rd. adjacent to the subject property. Sanitary Sewer There is an 8" sewer line that runs north along the west property line of this tract. The line cuts diagonally across this tract from the 1/3ra point along said west property line and exits the tract in the northeast corner. Storm Drainage The natural flow of stormwater runoff is diagonally across this tract in a similar alignment to the sewer line described in the previous paragraph. An onsite collection system will need to be constructed for this development, and any increase in volume or velocity will need to be mitigated prior to discharging onto the adjacent private property. The stormwater ultimately enters Stream D 1, a tributary of Denton Creek. As always in the development of any property, your design engineer should determine whether the utilities available to this site are adequate to service this site. If you have any additional questions, please feel free to contact me at your convenience. Sincerely, Keith R. Marvin, P.E. Civil Engineer Office: 972-304-7044 Fax: 972-304-3570
