BEING a tract of land situated in the S.M. Hiatt Survey, Abstract No. 638, City of Coppell, Dallas
County, Texas, being a part of the remainder portion of that same tract of land as described in deed
to Barbara Sue Austin recorded in Volume 78069, Page 568 of the Deed Records of Dallas County,
Texas (DRDCT), and being more particularly described as follows:
BEGINNING at a point in the north line of Sandy Lake Road (80 foot right-of-way), from which a
5/8-inch iron rod set with plastic cap stamped "Sparr Surveys" at the southeast corner of said
Austin tract and southwest corner of a tract of land as described in deed to Rozas Properties, Ltd.
recorded in Volume 2003161, Page 1716 DRDCT bears N 89°18'18'' E, 12.01 feet;
THENCE S 89°18'18'' W, along the north line of said Sandy Lake Road, 29.31 feet to the point of
curvature of a non-tangent circular curve to the left having a radius of 20.50 feet;
THENCE northeasterly, departing the north line of said Sandy Lake Road, along said curve to the
left, through a central angle of 29014'30'', an arc distance of 10.46 feet and having a chord which
bears N 13055'33'' E, 10.35 feet;
THENCE N 00°41 '42" W, 1.34 feet to the point of curvature of a circular curve to the right having
a radius of 54.00 feet;
THENCE northeasterly, along said curve to the right, through a central angle of 66°27'00% an arc
distance of 62.63 feet and having a chord which bears N 32°31'48'' E, 59.18 feet to the point of
reverse curvature of a circular curve to the left having a radius of 30.00 feet;
THENCE northeasterly, along said curve to the left, through a central angle of 16°11'35", an arc
distance of 8.48 feet and having a chord which bears N 57°39'31'' E, 8.45 feet to a point in the
east line of said Austin tract and west line of said Rozas tract;
THENCE S 00°06'13" W, along the east line of said Austin tract and west line of said Rozas tract,
27.83 feet to the point of curvature of a non-tangent circular curve to the left having a radius of
30.00 feet;
THENCE southwesterly, along said curve to the left, through a central angle of 60030'24'', an arc
distance of 31.68 feet and having a chord which bears S 29033'30'' W, 30.23 feet;
THENCE S 00041'42'' E, 1.19 feet to the point of curvature of a circular curve to the left having a
radius of 20.50 feet;
THENCE southeasterly, along said curve to the left, through a central angle of 29043'55'', an arc
distance of 10.64 feet and having a chord which bears S 15°33'39'' E, 10.52 feet to the POINT of
