St Andrews Est-CS041115COFFELL November 15, 2004 Dean Trudell Hohnes Builders 2629 Dickerson Carrollton TX 75007 RE: Stockpiling/Lot Padding at St. Andrews Estates Dear Mr. Trudell: We received your letter dated November 5, 2004 seeking approval for padding these lots, and specifically Lots 10-16 at a later date, so that Final Acceptance can be gained for the subdivision prior to that activity. The City of Coppell will allow the delayed padding of lots under the Following conditions: 1. Consult with your civil engineer and get a letter from him indicating how this will impact his ability to secure a final Letter of Map Revision for the subdivision based upon the fill you are adding. 2. This lot padding shall take place within the two-year subdivision maintenance period. In the event those lots are not sold nor are homes constructed, lot padding shall take place prior to expiration of the maintenance bonds. 3. We need a letter from your paving contractor and utility contractor stating they will allow this activity to take place during their bond period, and acknowledging they will be held to their responsibilities for maintenance during that time. Please provide the requested letters to this office as soon as possible and we will move forward to the end of this project. We will allow Final Acceptance and the bond period to begin after a final walk-through and completion of punchlist items. If you have any questions or comments, please contact me at your convenience.
