an approximately 195,845-square-foot building, (Phase 1) on a portion of
approximately 40.6 acres of property located along the north side of Sandy
Lake Road, between Northpoint Drive (extended) and the extension of
Freeport Parkway, at the request of David Masters, Merriman
Associates/Architects Companies.

Utility Plan -
1. During final review, we will look at the detail of the public water on the west side of
thc property.
Drainage -
1. A detailed analysis of the drainage through this site will be requested. Any increase in
velocity to the adjacent property will need to be mitigated onsite, or an agreement with
the adjacent property owner will be required.
2. A property owner's agreement must be submitted to the city clearly showing that the
maintenance responsibility for the channel will be the property owners. This includes any
mowing, silt removal or correction of erosion along the channel.
Plat -
1. Fire vaults and all water meters shall be located within the ROW, or a dedicated utility
easement.
Additional comments may be forthcoming with the submittal of final engineering plans.

approve a Concept Plan allow the construction of approximately 645,000-
square-feet of office warehouse uses, and approval of a Detail Plan for Phase
1 containing a 195,845-square-foot building, on approximately 40.6 acres of
property located along the north side of Sandy Lake Road, between
Northpoint Drive (extended) and the extension of Freeport Parkway, at the
request of David Masters, Merriman Associates/Architects Companies.
