THAT, Hillwood Fund No. 1, L.P., a Texas limited partnership, known h~in as
GRANTOR, in consideration of the sum of Ten and No/t00 Dollars ($10.00) and other good and
valuable consideration paid by the City of Coppell, Texas, a murficipal corporation of Dallas
County, Texas, receipt of which is hereby acknowledged, does hereby grant, bargain, and convey to
said City (GRANTEE), it successors and assigns, a pem~anent right-of-way and the right to
construct, reconstruct and perpetually maintain a public street and/or drainage facilities and utilities,
together with all necessary appurtenances thereto, and with the right and privilege at any and all
times, to enter said permanent right-of-way, or any part thereof, as is necessary to the proper use
any other right granted herein, and for the purpose of constructing, reconstructing and maintaining
said public street and/or drainage facifities and utilities, and for making connections therewith, in,
upon and across said permanent right-of-way.
Said Easement Strip being described in Exhibits "A" and "B" attached hereto and made a
part hereof for alt purposes.
That in consideration of the benefits above set out, Grantee will remove from the .easement strip,
such fences, buildings and other obstructions as may be found upon said property. After
construction has been completed or after any entry for repairs or maintenance, GRANTEE shall,
except for removed obstructions, return the surface area of the easement strip to its original
condition as nearly as practical taking into consideration the nature of the work being performed.
GRANTOR reserve the right to use and maintain the surface of the easement strip for purposes
wttich will not interfere with GRANTEE'S rights hereby granted and agree that, GRANTEE shall
not be obligated for future maintenance and upkeep of the surface area.
TO HAVE AND TO HOLD unto the City of Coppell, Texas, its successors or assi~s for
the proposes aforesaid, the premises above described.

RIGHT-OF-WAY DEDICATION
BEING 2,054 square feet of land situated in the S.A. & M.O.R.R. Survey, Abstract No.
1439, and being located in the City of Coppell, Dallas County, Texas, and a portion of
that tract of land described as Tract 1, in Deed to Hillwood Fund No. 1, L.P., as recorded
in Volume 2003006, Page 00074, of the Deed Records of Dallas County, Texas, and
being a portion of that tract of land known as Lot 1, Block A, as shown in plat as
recorded in Volume 2000200, Page 00669, of the Plat Records of Dallas County, Texas,
and being further described for a right-of-way dedication by metes and bounds as
follows:
BEGINNING at a l/2-inch found iron rod with cap stamped "GRAHAM ASSOC." for
the southwest comer of said Lot 1, Block A, and being in the north right-of-way line of
Bethel Road (a 90 foot right-of-way);
THENCE North 00 degrees 44 minutes 06 seconds West, along the west property line of
said Lot 1, a distance of 10.03 feet to a 1/2-inch found iron rod with cap stamped
"TRANSYSTEMS CORPORATION" for comer;
THENCE North 89 degrees 18 minutes 42 seconds East, departing said west property
line, over and across said Lot 1, a distance of 204.74 feet to a point for comer;
THENCE South 00 degrees 41 minutes 19 seconds East, continuing across said Lot 1, a
distance of 10.03 feet to a point for comer in the north right-of-way line of said Bethel
Road and the south line of said Lot 1;
