RE: Hidden Valley Estates / Water Line
Dear Mr. Mayo:
For some time now the City of Coppell has been having discussions with the developer of the Hidden
Valley subdivision (property north of your property) concerning the extension of an 8" waterline to
Meadowcreek Road. The extension of the waterline to Meadowcreek Road is necessary for redundant
water supply to the area and to eliminate what will be a long dead-end waterline if not connected to
Meadowcreek Road. Building redundancy in the water flow is necessary, especially in the event of a
waterline break and/or during times when it becomes necessary to fight a fire.
It is my understanding that the developer's engineer of the site north of you has contacted you in the
past concerning the acquisition of an easement. As you may be aware, when your property was platted
in 1978, as part of North Lake Woodlands Fifth Section, a Drainage and Sanitary Sewer Easement was
provided along the rear of your property. The inclusion of that easement on your property precludes
you from using that area for building improvements.
Because the waterline is necessary for the safety of the developments in this area, the City of Coppell
will be working with developer to install the waterline from Hidden Valley Estates to the newly
constructed waterline in Meadowcreek Road. That installation will take place across a portion of the
existing Drainage and Sanitary Sewer Easement on the rear of your property.
Because the construction of the waterline will take place on your property, within the existing
easement, the City of Coppell is willing to offer $2,000 to you as compensation for any
inconvenincence that you may experience during the actual construction of the waterline.
In order for me to process the paperwork for the check for $2,000, please sign below and retum to me.
Once I have received the letter, I will start the process for payment of the $2,000. When the check has
been processed, we can arrange a mutually agreeable time to meet so the check can be provided to you.
