RE: Hidden Valley Estates
Mr. Marvin:
This letter is in response to your letter dated November 18, 2004 regarding issues that are affecting the
adjacent properties to the above reference project.
1. Hay bales and additional silt fence were installed on November 18 to substantially limit the amount of
silt and sediment entering the property located at 148 Maywood Ct.. As erosion control devices tend to
become less effective over time, this situation will be monitored and improvements made to Inaintain a
substantial level of effectiveness.
2. The lot adjacent to 152 Meadowcreek, which is Lot 6, Block C, has both areas of designed cut and of
fill on it. In general, this lot was bound by a swale on the east, a swale tin the west and the creek to the
south with a plateau ill the middle and on the north. In accordance with the Grading Plan, the existing
swale on the east, between 152 Meadowcreek and Lot 6, Block C, has not been filled.
The existing grade elevation at the center of the glad is approximately 491.5 and the designed finished
pad elevation is 492.3 amounting to less than I' of fill This pad elevation will be lowered to 491.8
during final benching in all attempt to achieve more compatibility with the existing adjacen, t properties.
3. On November 18, an orange safety fence was installed along the unprotected portion of the rear
property line o[ 138 Sandy Oak. To prevent further sloughing of th~ cut bank, soil has been replaced
against the exposed cut bank to provide temporary slabilization until the permanent stabilization can be
established. Our immediate planned course of action to provide permanent stabilization is to replace
the soil to its original elevation on the existing lot to our north and on the northern most 3' of lots 1, 2,
and 3, Block A. The south edge of the ~lorthern 3' strip will become the top of bank from which we will
slope down to design grades at a slope of 5:'[. The replacement soil will be placed and compacted in
accordance with the flu requirements set forlh in the geotech report prepared by GEE Consultants, Inc.
on July 29, 2003. The bank will then be re-cut at the time of wall construction.
4. Access to the existing residences currently on Hidden Valley Drive, has been improved by adding rock
to the road base and driveways on November 18"~, Additional rock will be placed on an ongoing basis as
needed to maintain and ensure a solid road base. Drainage was also addressed with the installation of
PVC pipes under the rock driveways.

It is our desire to have the construction of this project completed and the inconveniences of construction
eliminated as soon as possible. We do realize however that we are in a wet part of a very wet year and
we have lit§e control over rain delays. We hope we have responded quickly and appropriately to the
above issues and we are eager io work towards the satisfaction of those affected.
