Stemmons Frwy., Suite 295 Lewisville, TX 75067 RE: Hidden Valley Estates Dear Mr. Street, I received a copy of the letter today from the City of Coppell to you dated November 18, 2004 (copy enclosed). That letter mentioned that my wife 'expressed dismay to the resident at 148 Maywood Ct. about the filling of the lot adjacent to her property '. This letter is to clarify our dismay. First, we are not upset or dismayed that you are developing your property. Additionally, we wish you success in your venture. We are, however, very concerned about how the drainage will be controlled. We have lived on this property since 1982 and have seen your property (formerly owned by Mr. David Phillips) grow from a deep gravel pit, much lower than our property, to the level it is now, several feet higher than our property. Several years ago, our backyard filled with water during rains after your property was filled and raised by Mr. Phillips. The property elevation back then was several feet lower then than it is now. To remedy this, a ditch several feet wide and deeper than our property was dug on the north and west side of our back yard fence allowing water to mn south to the natural ditch on the west side of our property. This ditch allowed our back yard to again drain properly and resolved the drainage problem. Our concern is that now that your property has been raised several feet higher than it used to be it might not drain properly. Although drainage is our primary concern we have the following additional questions. 1. What measures will be taken if any to maintain our privacy when homes are built adjacent to our home several feet higher in elevation? 2. We'd like to have one limb removed from the tree directly north of our backyard that is hanging over our fence area.
