Box 9478 Coppell, Tx 75019 (972)304-7044 RE: Hidden Valley Estates Prior to the 18th of November 2004, the only information that I had on the excavation and subsequent retaining wall behind my property was rumor, hearsay, and speculation. Once the depth of the excavation got to 7-8 feet deep behind my property, I became concerned. I have since employed Mr. Gregory H. Wilson Engineering, Inc. to do a structural assessment of my property. I am enclosing a copy of his report which also includes a recommendation for the retaining wall that should be put in place. I met with Mr. Street and the engineering finn managing the work on Tuesday, 23 November 2004. At that time, they mentioned that the retaining would be redesigned. My concerns currently are the long term affects on my property and I do appreciate your attention to this matter. WILSON ENGINEERING, INC. 2301 OHiO DRIVE, NO. 220 PLANO, TEXAS 75093 (972) 596-9265 22 November 2004 TO ALL INTERESTED PARTIES: Re: Residence located at 134 SANDY OAK LANE, COPPELL, TEXAS My previous inspection report dated 19 May 1997 This is to document that I have, on this date, made an on-site inspection of the foundation only for the above residence. This inspection does not include framing, roof or drainage, unless specified. This foundation is a reinforced concrete slab and grade beam type, poured integrally. It appears to be of good design and construction. For orientation purposes, the house faces North. Mortar lines are straight; there are mortar cracks over the garage door and a 1/8 inch separation between brick and one garage door frame; frieze boards are in place; there are no separations between brick and door or window frames. Inside the house, in the dining room, a tension crack over the kitchen door; repaired crack in the corner or the ceiling and over doors. In the kitchen, a seam crack in the ceiling. In the utility room, seam cracks in the ceiling. In the master bedroom, a seam crack in the ceiling. In the living room, a separation in a corner; hairline tension cracks in the floor. In the garage, seam cracks in the ceiling. 4. Interior and exterior doors are aligned with their frames. Floors checked to be level within acceptable tolerances as required by the ACI 318 Standard. See Page 2 Page 2, Foundation inspection, 134 SANDY OAK LANE, COPPELL, TEXAS, con't CONCLUSION: Previous correction work has been done on this foundation by LONGHORN FOUNDATION COMPANY of Dallas, Texas. Two (2) piers were installed at the garage area as noted in my previous report, this work is holding well. With proper maintenance, foundation movements can be held to a minimum. This inspection is visual only and is limited to what was observed at the time of the inspection. No warranty is expressed or implied as to the future performance of this foundation. No floor elevations were taken as there is no elevation survey to indicate how the foundation was constructed. The attached maintenance procedure should be followed at all times. NOTE: At the back of the house, dirt is being excavated for another addition to this subdivision and has been excavated approximately in a depth of 10 feet at the back property line. I have been informed by the owner that the builder of this addition intends to install a concrete or brick wall in this area to resist the force from dirt at the back yard. In my opinion, this will not work and the recommendations made in this report should be followed. RECOMMENDATION: At the South side where adjacent property has been lowered, install a reinforced concrete wall at least 8 inches thick and to the top of the existing grade at this property, properly reinforced, and further secured with A.B. CHANCE Helical anchors as shown on attached sketch. As an alternate, steel pilings could be used. GREGORY H. WILSON, INC. GREGORY H.
