Construction Plan Review Comments
Dear Mr. Helmberger:
The City of Coppell has reviewed the referenced plans and has the following comments to offer:
Site Plan, C1 and Paving/Dimensional Control Plan, C2
I. Provide a copy of the filed Separate Instmment document for the offsite access easement.
2. All handicap ramps, stalls, access, parking, and walks shall meet ADA and TAS standards.
Paving/Dimensional Control Plan, C2
1. All details and notes on this sheet and in the construction plans, which are included in our
Standard Details, should be removed from the plans. The only construction details and
construction notes to be included in these plans are details and notes that are revised and
specific to this project. (Refer to the mark-ups on the drawings.) The contractor is required to
have a copy of the City of Coppell Standard Details on the .job site at all times during
construction.
Water and Sewer Plan, C3
1. We have marked up a way that may work to use the existing 8" stub out on the adjacent
property for your water supply. Using this proposed method would not require a bore under
Sandy Lake Rd. or a tap of the 16" RCCP pipe.
2. Eliminate notes 2 through 7, 10 and 13.
3. Note 14 - FDC shall be within 50 feet of a fire hydrant, on the same side of the fire lane as
the fire hydrant and outside of the collapse zone of the building.
4. Show the proposed SS line as a solid line instead of a dashed line.
5. Begin stationing of Sanitary Sewer Line B at the downstream end.
6. Verify the type and size of the existing water main. Call out the tapping sleeve to fit the
existing main.
7. Install a gate valve on the fire line just past the domestic connection.
8. The Water Meter Schedules on C1 and C3 call for 1%" domestic and irrigation meters but
the call out note on C3 indicates I" meters. Which one will be used?
9. Will an 8" x 6" x 6" tee be used or will an 8" x 8" x 6" tee and reducer be used on the private
water line to the fire hydrant?
Grading and Drainage Plan, C4
1. Show Finished Floor elevation on this sheet.
2. ,Show flow arrows and top of curb elevations.
Erosion Control Plan, C5
It is recommended to move the construction entrance outside the limits of the work area.
Landscape Plan, L1 and Irrigation Plan, I1
Landscape and Irrigation Plans should be removed from the civil drawings. Those plans are not
reviewed by or approved by the Engineering Department. They should be submitted to the
Building Inspections Department for approval.
Please make the necessary changes and submit these marked-up plans and two sets of revised
plans to the City for review. If you have any questions, please contact this office at your
