Main Street Lewisville, TX 75057 RE: Sherrill Acres Addition, Lot 3, Block 1 Construction Plan Review Comments Dear Mr. Allen: The City of Coppell has reviewed the referenced plans and has the following comments to offer: Plat- 1. The easement along the south side of the property shown as "24' Fire Lane, Mutual Access & Util. Esmt." does not contain public utilities and thus shall not be considered a utility easement. 2. The water easement around the fire vault with DCA shall be a minimum of 20 feet in width~ Site Plan, Sheet 1 of 1- 1. The FDC should be on the same side of the fire lane as the fire hydrant, within 50 feet of the fire hydrant and outside the collapse zone of the building. 2. See Plat, Comment 2. Grading Plan, Sheet C-3 of 10- 1. Show the existing inlet and inlet type at the southeast comer of Sherrill Acres, Lot 1 Block 1. Utility Plan, Sheet C-4 of 10- 1. Provide a cleanout where the proposed 4" sanitary sewer line cormects to the existing line. 2. Place a gate valve between domestic and irrigation services and the fire vault. 3. See Site Plan, Sheet 1 of 1, Comment 1. 4. The gate valve before the southeastern fire hydrant shall be placed close to the 8" water main. Drainage Area Map, Sheet C-5 of 10- I. Add a column to the "Drainage Area Runoff Calculations" table to include "Discharge Points" for each drainage area. 2. How is runoff from drainage areas 1 and 4 being picked up? It appears that inlets will be required to pick up these areas. 3. The water from the eastern and southern edges of the property needs to be picked up on site. 4. Label the existing inlet and inlet type at the southeast comer of Sherrill Acres, Lot 1 Block 1. 5. How is the roof drainage being picked up? Storm Sewer Plan and Profile Sheet, Sheet C-6 of 10- 1. A Y-inlet or junction box will be required at Sra. 0+00, line "A". Erosion Control Plan, Sheet C-7 of 10- 1. Provide erosion control at the south parking lot inlet located on Sherrill Acres, Lot 2A Block 1 (Coppell Pediatrics). 2. Filter barrier shall be wire-backed and stakes shall be steel posts. 3. Indicate the location of the construction entrance. Paving Detail Sheet, Sheet C-8 of I0- 1. Wheelchair Ramp Detail does not appear to meet ADA requirements. ADA and TAS requirements shall be met on the project. 2. All details in the construction plans that are included in our Standard Details should be removed from the plans. The only details to be included in these plans are details that are revised and specific to this project. The contractor is required to have a copy of the City of Coppell Standard Details on the job site at all times during construction. Water and Sewer Detail Sheet, Sheet C-9 of 10- 1. See Paving Detail Sheet, Sheet C-8 of 10, Comment 2. Storm Sewer Detail Sheet, Sheet C-10 of 10- 1. See Paving Detail Sheet, Sheet C-8 of 10, Comment 2. Landscape Plan, LP-1 of 2- 1. Landscape Plans should be removed from the civil drawings. Those plans are not reviewed or approved by the Engineering Department. They should be submitted to the Building Inspections Department for approval. Please make the necessary changes and submit these marked-up plans and two sets of revised plans to the City for review.
