as suitable for Mixed Use.
DISCUSSION:
This is a proposal for a 3,537-square-foot retail center that will house an
embroidery company in two-thirds of the structure and speculative lease
space in the remainder. It is located along the west side of Denton Tap
Road, south of the proposed Kountry Donuts, which is directly south of the
Dickey's Barbecue Restaurant. The Plat shows an access and fire lane
easement on the northern property line, approved with the Kountry Donuts
plat by separate instrument, which will run in front of the structure and
connect into the property to the south. This easement will be continued
through the property to the south when it is platted and will provide the
necessary mutual access for future commercial development. There is a 10'
sidewalk and utility easement proposed running north to south, abutting the
Denton Tap right-of-way.
RECOMMENDATION TO THE PLANNING AND ZONING COMMISSION:
Staffrecommends APPROVAL of the Minor Plat, subject to the following condition
being met:
1) Compliance with the attached Engineering comments.

This is a proposal for a 3,537-square-foot retail center that will house an
embroidery company in two-thirds of the structure and speculative lease
space in the remainder. It is located along the west side of Denton Tap
Road, south of the proposed Kountry Donuts, which is directly south of the
Dickey's Barbecue Restaurant. The Site Plan shows a stub-out for future
joint access with the property to the south and a connection into the
proposed Kountry Donut's fire lane to the north. This will provide the much
needed mutual access for commercial development along this portion of
Denton Tap. The parking required for a retail center is one space per 200-
square feet. The applicant is meeting that requirement by showing 18
spaces. The Site Plan shows a proposal for pavers at the entry and a 5'
sidewalk along the front of the property.
The Landscape Plan is in accordance with the landscape area requirement
and the retail edge treatment of the Zoning Ordinance and Subdivision
Ordinance, respectively. The Streetscape Plan within the Subdivision
Ordinance calls for Cedar Elms to be the dominant street tree. The
applicant is proposing four along Denton Tap. The remaining trees are
located as follows:
Two Live Oaks - One on northeast and one on southeast,
Four Chinese Pistache - Two on north and two on south,
Four Bald Cypress - Two on north and two on south,
One Red Oak - On north,
Eight Elderica Pines - All on west.
The elevations meet the 80% masonry requirements and the construction
specifications with the majority of the building being brick and stone and a
small percentage being stucco. The brick is a light red (Oakmont). The north,
south and east elevations all have a 3' cast stone base, and the west, or rear,
elevation is all brick. Proposed is a 4" cast stone cap on each elevation, and a
stucco arch above each comer entry. There is 77' linear frontage onto Denton
Tap; therefore, the attached signs, each at 38.5-square feet, meet the maximum
allowed for the building (77-square feet). There are three forest green

sunbrella awnings proposed along the front of the building. The monument
sign is shown being 40-square feet, located in the middle of the property
within the landscape island, 15' west of the right-of-way line. There is a 6'
proposed masonry screening wall along the rear that will match the red brick
of the proposed wall to the north. There are 14 proposed light fixtures
attached to the building (six on the front and four on each side). The proposed
lighting shown in the rear will need to be examined and will need to meet the
glare and lighting standards of the Zoning Ordinance.
RECOMMENDATION TO THE PLANNING AND ZONING COMMISSION:
Staff recommends APPROVAL of the Site Plan for the BEI Properties Addition, subject
to the following condition being met:
1) Ensure the lighting shown on the rear elevation meets the glare and lighting
standards of the Zoning Ordinance.
